Dear Mr. Walker:
This is to report that the Community Development has approved your request to have a temporary
construction and a sales trailer (per the attached site plans) during construction of your
residences, subject to the following Conditions:
The construction trailer is permitted to be placed on either Lot 66 or 67 (not crossing
common property lines). The sales trailer may be placed on Lot 225 or 226 (not crossing
common property line). Once the trailers are installed, they can remain on -site for a 12-
month period. However, an extension of the 12-month period may be made in writing to
the Community Development Department before expiration. The Community
Development Director may, after reviewing the facts, extend the use of the trailers for
another 12-month period.
2. Use of the construction trailer shall be limited to the hours of construction as listed in the
La Quinta Charter Municipal Code (Chapter 6.08, Nuisances). A copy of this time
schedule can be obtained at the Building and Safety Department.
3. A building permit is required for the temporary trailers and temporary electric power.
Please apply to the Building and Safety Department for a permit (619-777-7012) with
revised site plans. The trailers shall be self-contained and include bathroom and lavatory
facilities for workers, employees and patrons unless otherwise determined by the Building
and Safety Director (i.e., freestanding portable toilets, etc.).
4. A building address shall be installed on the trailers to help identify the temporary business
location (e.g., minimum 4-inch high letters in a contrasting color). The building address
shall be visible from the adjacent public street(s).
5. Provide one 2AlOBC fire extinguisher inside each trailer: if you have any questions,

6. The trailer, if elevated off the ground, shall be skirted with metal or wood siding material.
The skirting material shall be painted to match the exterior color of the construction
trailer. The exterior surfaces of the trailer shall be painted (or stuccoed) and be in overall
good condition. Access to the trailer shall be paved with temporary asphalt paving or
other hardened surface adequate to accommodate anticipated traffic.
7. No temporary signs are permitted unless separately approved by this Department.
8. No lighting is allowed unless approved by this Department prior to on -site installation.
Should security lighting be required for the project, all light fixtures shall be hooded to
prevent light glare from being cast onto adjacent properties or affecting the vision of
passing motorists. Tamper resistant light fixture covers are required to reduce vandalism.
9. Mounted close to the exterior of the front door shall be a written notice informing
emergency personnel of your 24-hour emergency phone number that they can call in case
problems arise that need your prompt attention (i.e., minimum 2-inch high letters).
10. The site shall be left free of debris at completion of the project improvements.
11. The City may elect to add Conditions to this application request to mitigate any problems
which may arise that are not addressed herein.
