J. C. ENGINEERING has observed the fire damages to the residential building referenced
above.
The scope of inspection for this report consists of a field observation of the damages as well as
generalized opinions based upon our findings. The field observation was performed on November
21, 2017 and February 2, 2018 after the damaged drywalls were removed.
The one-story residence is supported by continuous exterior wall foundations under load
bearing walls. The building is provided with a sloped roof covered with light weight concrete
tiles. The exterior wall covering of the building is stucco. The interior walls and ceiling have
drywall.
The damaged 2-car garage is attached to the front left side of the house. The wood -framed
garage has a sloped roof. The exterior walls of the garage have stucco (Photo # 1).
DAMAGES
It appears that the fire started inside the garage, damaging the entire garage roof. The fire then
spread to the roof framing of the master bedroom and laundry room adjacent to the garage,
partially damaging the roof framing above. The following structural damages caused by the fire
were observed and noted during the course of visual inspection:
• The roof framing (roof trusses) of the 2-car garage was damaged (Photos #2, #3, #4).
• Two 2x4 studs on the east garage wall were damaged (Photo #5).
• Three roof trusses in the master bedroom and laundry room were damaged (Photos #6, #7).

• The drywall in the garage, master bedroom, and closet suffered smoke and water damage

• The garage door, side door, and door to the laundry room were damaged (Photo # 11).
RECOMMENDATIONS AND CONCLUSIONS
• The damaged garage roof framing (roof trusses) should be replaced.
The damaged studs on the east garage wall should be replaced.
• The three damaged trusses in the master bedroom and laundry room should be replaced.
The damaged roof sheathing above the master bedroom and closet should be repaired.
• The damaged drywall in the garage, master bedroom, and closet should be replaced.
• The damaged garage door, side door, and door to the laundry room should be replaced.
• ' The concrete slab on grade and concrete ' stem walls were not structually damaged by the
fire. The concrete slab should be cleaned and remain as structural members.
• Any damages caused by fire or water should be repaired to comply with the latest building
code. All electrical, mechanical, and plumbing systems that were exposed to fire or water
should be inspected by licensed contractors. All repairs or alterations to the electrical,
mechanical, and plumbing systems should have a proper building permit issued by the
department of building and safety.
This report was intended to focus primarily on the damages that were visible and accessible at
the time of inspection. Our opinions are based on generally accepted practices and professional
experience with similar conditions. This report may not be construed as a guarantee or warranty of
the performance of the structure under future adverse circumstances.

DMP is Issued in the name of the property owner(s) and shall remain their property throughout the construction and/or
demolition project. A contractor serving as agent of the owner may obtain a DMP for the owner. However, the DMP is still
