Cover with misting system and fire pit.
Dear Dennis Regan C/O TR Stone LLC:
The Architectural Committee met on November 8, 2018 and reviewed and approved your
architectural plans with the following conditions being met.
• Contractor must clean out all landscape drainage pipes.
• Pool/spa must be on a separate valve run from the homeowner's water meter.
• Requiring that you do everything in you power to save the 2 mature trees you will need
to warranty that those trees will survive for 1 year after construction starts. Should they
die you will need to replace the tree(s) with 36" box canopy trees that will be approved
by the landscape committee.
• Landscape will consist of a low hedge screening beyond the end of the walls. Will take
into consideration of neighbors privacy and view concerns.
• Must have a landscape plan submitted and approved prior to any landscape installations.
• All Drainage and drains will drain to the street and not to the Golf course or neighboring
lots.
• An Agreement and Covenant Running with the Land will be required for these
improvements being made. The homeowner will be responsible for the Pool, spa,
decking, pavers, BBQ island, Patio Cover with misting system and fire pit where the
improvement is being added.
• All other PGA WEST II Residential Association Architectural Rules & Regulations dated
9/25/2017 pertain to this project.

Your contractor will need to contact O'Connell Landscape before any irrigation modifications
associated with this change are started. Your Contractor will be given this information in a

Loni Peterson, the General Manager for PGA West II contact information. Damage to
landscaping, i.e. shrubs, trees, flowers and turf is the responsibility of the contractor. The
original landscaping must be brought back to its original condition when the project is completed.

prior to any work commencing. To review the Rules of the Master Association and Res II. Mr.

Approvals given by the Architectural Committee are good for only six months from the date
on the approval letter. If construction has not commenced within six months after the project
approval date, a new application must be submitted.

Architectural/Landscape Change form.
