The project was approved to move forward to the construction phase subject to the following comments being addressed. All comments must be addressed no later than January 29, 2019, for review at the February 5, 2019 meeting, or one -week prior to your request for a Pre - Construction Meeting (whichever comes first). The comments are as follows: 1. There appears to be discrepancies with regard to the site walls. The walls heights, and step-downs, are called out differently on the grading plans and other plan sheets. As a reminder, walls in the rear yard view corridors may not exceed 3' in height. (Ex: Sheet A1.2 and the Landscape plan show a 24" vs 32" wall shown on various sheets.) 2. The light fixture specification sheet provided was approved subject to bulbs being installed that are consistent with the guidelines. 3. The pool tile sample was approved subject to a matte finish being utilize where visible to public view. 4. Details and dimensions are required for the chimney caps to verify visual screening of the metal flues as well as other architectural detailing (ex. railing). 5. The door and window details do not appear to be consistent with the plans. The 6" minimum recessing must be provided on the appropriate doors and windows; however, in some areas (ex. Doors 8 & 10 and Window G) the walls do not appear to be 6" wide therefore the committee does not understand how the recess will be achieved. Please clarify. 6. The gate details don't match throughout the plan set. As the gates will not be visible, either design is acceptable but the plans must be updated to be consistent. 7. Courtesy comment: The irrigation details for the palms do not appear to be correct. 8. On sheet L-1 three trees appear to be mislabeled. 9. Courtesy comment: The plans will be easier to read if unnecessary layers are turned off (ex. difficult to read existing contours). 10. Please label the location of the steel edging as the symbol in the legend is unclear. 11. The committee suggestions changing the Agave Americana to Agave Weberii. In addition, changing the Euphorbia Millii that is located between the Agave, and along the walkway to the gate, to something less susceptible to reflected heat may help the survival of the plants. 12. The use of Equisetum hymale cannot be approved. RECiII FEB 2 7 ;d4 0 CITY OF LA QUINTA COMMUNITY DEVELOPMENT 13. Courtesy comment: The use of Morea Iris, as proposed in full sun, may not be a suitable selection. The committee suggests the use of Dianella as an alternate. The use of Asparagus Meyerii, as proposed in the courtyard, may also be problematic. 14. The Tehevitia peruviana should be noted as a standard in the plant legend which will provide a tree form. 15. Please clarify the type of Lemon proposed and if both grapefruit trees are meant to be pink. 16. Courtesy comment: Please consult with CVWD regarding water requirements, appropriate sizing of real turf lawns, etc. 17. A score of zero represents the energy performance of a building that combines high levels of energy efficiency with renewable generation to"zero out' its TDV energy. Because EDR includes consideration of components not regulated by Title 24, Part 6 (such as domestic appliances and consumer electronics), it is not used to show compliance with Part 6 but may instead be used by local jurisdictions pursuing local ordinances under Title 24, Part 11 (CALGreen). As a Standard Design building under the 2016 Building Energy Efficiency Standards is significantly more efficient than the baseline EDR building, the EDR of the Standard Design building is provided for Information. Similarly, the EDR score of the Proposed Design is provided separately from the EDR value of installed PV so that the effects of efficiency and renewable energy can both be seen 9 70 Notes EDR of Standard Efficiency 57.0 EDR of Proposed Efficiency EDR Value of Proposed PV + Battery 55.2 0.0 Design meets Tier 1 requirement of 15% or greater code compliance margin (CALGreen A4.203.1.2.1) and QII verification prerequisite. Final Proposed EDR 55.2 Design meets Zero Net Energy (ZNE) Design Designation requirement for Single Family in climate zone CZ15 (CALGreen A4.203.1.2.3) including on -site photovoltaic (PV) renewable energy generation sufficient to achieve a Final Energy Design Rating (EDR) of zero or less.
