excited to begin working with you on the process of opening The Palms Cafe at our property. Enclosed
for your records is a copy of the lease agreement that has been signed by all parties.
As you may already know, the Owner has retained I" Commercial Real Estate Group to perform day-to-
day property management services for Country Club Marketplace. Diane Cruz of 1" Commercial will be
your primary point of contact for property related issues. Diane can be reached at (909) 946-6226 or

If she has not done so already, Diane will contact you to obtain the evidence of insurance required by the
lease and to provide you with possession of the leased premises. and keys. Diane will also be able to
assist you with questions concerning connection of utilities, trash collection, after hours emergencies and
other items regarding the construction and operation of your office at the property.
As the owner's representative, I will be in close contact with Diane and others who are responsible for

1. Provide certified air balancer report for exhaust and make up air units prior to final
inspection.
2. Provide a grease interceptor approval from sewer district, contact John Riddle of
Riverside County Water and Land use Division at 760-863-8287 for more information.
3. The outside dumpster area to have smooth and sealed interior walls and floor.
4. All existing finishes and equipment must be in good condition, if not may be subject to
upgrade.
CONSTRUCTION INSPECTIONS: Contact the Plan Checker for a Preliminary Inspection when construction is
approximately 80% complete, with plumbing, rough ventilation, and rough equipment installed. Request for inspection
should be made at least five (5) working days in advance.
A FINAL INSPECTION MUST be made upon completion of ALL work including finished details. APPROVAL to operate
shall not be granted, or remodeled areas approved to operate, until the facility has passed the FINAL INSPECTION, and
"APPLICATION TO OPERATE" has been completed and PERMIT FEES have been paid.
Request for inspection should be made at least five (5) working days in advance.
