Architectural Change Request New Pool -Spa, Hardscape, BBQ Island, Fire Pit,
Landscape and Lighting
The Architectural Committee met on April 1, 2019 and reviewed and approved your architectural
plans with:the following. conditions being met.
• Must maintain the 5' set back from the golf course
• Must provide new plans showing the spa has been set back enough to maintain the 5'
setback from the golf course.
• Water lines must be tied into the Homeowners water with separated valve for pool and
spa shut off.
• Gas lines must be tied into the Homeowners Gas with separated valve for pool and spa
shut off.
• Existing HOA Rotolight fixtures wiff be removed by the HOA.
• Contractor will assure that the electrical for the HOA will be put into conduit and connect
the HOA lighting at the surrounding homes.
• GR3106 needs to be changed to 6 Watts MAX.
• All lights must be on homeowner electric only.
• All lights must be positioned so light will not shine on/in neighbor's homes and windows.
• All landscape and irrigation damaged during construction must be put back prior to
submitting the NOC.
■ Contractor must clean out all landscape drainage pipes and ensure water runs to the
street.
• Bowsmith Emitters must be used; one per plant, Marlex to be used for all joints. The
Contractor must meet with O'Connell to review the irrigation prior to installing.
■ Industrial weed guard to be installed under all rock and DG.
• All plantings must be guaranteed for 12 months from inspection of Notice of Completion.
• An Agreement and Covenant Running with the Land will be required for these
improvements being made. The homeowner will be responsible for the Pool -Spa,
Hardscape, BBQ rsfand, Fire Pit, and Lighting where the improvement is being added.
• All other PGA WEST II Residential Association Architectural Rules & Regulations dated
9/25/2017 pertain to this project.
Review by the Committee is only for general conformance with the Architectural
Rules It is the responsibility of the owner to fully understand and conform to the
Architectural Rules criteria whether or not all deficiencies are noted during review. It
is also the owner's full responsibilitl! to field verify all existing _conditions. The
Committee's decision with regard to project design will be final. Please refer to the
Architectural Rules for all required submittals.
Your contractor will need to contact O'Connell Landscape before any irrigation modifications
associated with this change are started. Your Contractor will be given this information in a
separate communication. We will also provide them with the contact information for Marc
Guiragossian, Assistant Manager and Loni Peterson, the General Manager for PGA West II.
