RE: Temporary Use Permit 2002-375
Construction trailer at La Quinta Professional Plaza - Parcels 3, 4 & 5, PM 29889
Dear Mr. Oliphant:
The Community Development Department has reviewed your application for the above
referenced Use Permit. Your request for a temporary construction trailer, located as per Exhibit
A, is approved provided the following conditions are met:
General Conditions
1. The applicant/developer agrees to indemnify, defend, and hold harmless the City of La
Quinta from any legal claim or litigation arising out of the City's approval of this project.
The City of La Quinta shall have the right to select its defense counsel at its sole
discretion.
Site Trailer:
2. Install one 2A10BC fire extinguisher inside the trailer by the front exit door.
3. Any temporary lighting shall not be directed toward surrounding properties.
4. No trailer set-up shall be permitted until a grading or building permit is issued. Obtain a
building permit including an electrical permit for temporary power.
5. This approval is for location of the construction office trailer only. It does not allow
establishment of any storage/staging areas. Trailer shall not be located so as to block
approved travel ways or required fire access during construction activities. The site shall
be kept clean and free of construction debris.
6. The on -site parking shall be restricted to existing street and parking areas around the
site.
7. One 2' x 3' trailer -mounted sign shall be placed close to the front door, providing
emergency personnel a 24-hour emergency phone number to contact in case problems
arise that need prompt attention (minimum 1 " high letters). The sign shall include any
temporary address, and may include the company name for the purpose of identification.

8. Provide restroom facilities to accommodate on -site construction workers.
9. This trailer may currently be used for construction associated with Parcels 4 and 5 of PM
29889. At present, no permit has been issued for Parcel 3. Any changes to this approval
required once Parcel 3 development begins shall be submitted in writing for approval by
the Community Development Department, under this Temporary Use Permit, if still valid.
The City may impose additional conditions to this application to mitigate any problems that arise
not previously addressed herein. This decision may be appealed to the Planning Commission
provided the necessary paperwork and filing fee of $175.00 are filed with this office within 15
days of the date of approval.
