SUBJECT: MINOR ADJUSTMENT 2019-0012 – Washington Street
Apartments
Dear Mr. Rosato:
The Design and Development Department has reviewed your Minor Adjustment
application (MA 2019-0012), pursuant to Section 9.210.040 of the City of La Quinta
Zoning Code.
REQUEST:
The request is for a minor adjustment to accommodate for carports within a parking
lot at an existing apartment complex located at 42800 Washington Street, per the
attached exhibit. The requests is as follows: 1) Grant up to a 3.2% adjustment to
decrease the minimum parking stall clearance from 9’ to 8’-8.5” in certain locations
to accommodate carport installation. This request is being made based on the
development standards from La Quinta Municipal Code 9.150.080 Parking facility
design standards.
DECISION:
Approval is granted for the requested adjustment based on the following findings
and subject to the conditions of approval listed below:
1. Minor Adjustment 2019-0012 is consistent with the La Quinta General Plan, in
that the proposal does not alter the approved land use for the property or
affect land use on surrounding similar properties.
2. Minor Adjustment 2019-0012 is consistent with the intent of the La Quinta
Zoning Code in that the requested adjustment will be conditioned to comply
with all other development standards as required under said Zoning Code.
3. Processing and approval of Minor Adjustment 2019-0012 is in compliance with
the California Environmental Quality Act. The adjustment requested falls
under CEQA Guidelines Section 15305(a) as a “Minor Alterations in Land Use
Limitations” - Class 5 Categorical Exemption.
4. Approval of Minor Adjustment 2019-0012 is not detrimental to the public
health, safety and general welfare, nor injurious or incompatible with other
properties and land use in the vicinity. The adjustment has no impact on
health or safety issues and will not affect physical land use characteristics in
the vicinity. The adjustment will be compatible with the architectural styles
of the multifamily residential development.
CONDITIONS OF APPROVAL:
1. The applicant shall conform with La Quinta Municipal Code Section 9.150.080,
except as described in this letter.
2. Design of the parking stalls shall be consistent with the attached exhibit, on
file with the Design and Development department.
Please be advised that the City only approves three Minor Adjustments per lot,
regardless of the percentage of the development standard adjusted. This approval
relates only to the minor adjustment referenced herein and does not imply any
entitlement or approval of a building permit for any structures shown on the plans
on file. This approval consists of one Minor Adjustment, as previously described.
All other development standards of the La Quinta Zoning Code are applicable and

where the accessible route diverges from the circulation path
along or leading to an accessible route, entrance or facility, there
shall be a sign displaying the “International Symbol of
Accessibility.”Signs shall indicate the direction to accessible

10. All entrances, exits and vehicular passageways to and from
required accessible parking spaces within parking facilities, shall
have a minimum vertical clearance of 8 feet 2 inches from the floor
to the lowest projection of the ceiling. (CBC Sec. 1109A.8.1 and/or
11B-502.5)
11. Accessible parking spaces and access aisles shall have the
minimum Slope possible, not to exceed ¼ inch per foot in any
direction. See Civil's details for configuration of accessible
space(s) and access aisle. Provide an identification sign per Civil's
details at each accessible parking space, and an additional sign
per Civil's details at each entry to off-street parking facilities or
immediately adjacent to and visible from each accessible parking
