Dear David & Karen Lutes:
The Architectural Committee met on 08/08/2019 and reviewed and approved your architectural plans with the following conditions
being met.
• Submitted landscape plan must be revised and submitted to include a low hedge ground cover planting on back side
(golf course side) of wall/water feature. Plants not to exceed 36" in maturity and to be approved by the landscape
Committee
• An Agreement and Covenant Running with the Land will be required for these improvements being made. The
homeowner will be responsible for the Kitchen expansion, patio extension, back wall water feature, spa remodel where
the improvement is being added.
• All other PGA WEST II Residential Association Architectural Rules & Regulations dated 9/25/2017 pertain to this project.
Review by the Committee 1s or11y_fi r generalconformance with th e Architectural Rules. It is the responsibffi; of the owner to fully
understand and conform to the Architectural Rules criteria whether or not ail deficiencies are noted during review, it is also the

Your contractor will need to contact O'Connell Landscape before any irrigation modifications associated with this change are started.
Your Contractor will be given this information in a separate communication. We will also provide them with Marc Guiragossian,
Assistant Manager and Loni Peterson, the General Manager for PGA West II contact information. Damage to landscaping, i.e. shrubs,
trees, flowers and turf is the responsibility of the contractor. The original landscaping must be brought back to its original condition
when the project is completed.
Your contractor must schedule a meeting with Command Center, Phone: 760-564-5452 @ Palmer Gate, prior to any work
commencing to review the Rules of the Master Association and Res II.
Approvals given by the Architectural Committee are good for only six months from the date on the approval letter. If construction
has not commenced within six months after the project approval date, a new application must be submitted.
Upon completion of your project, please complete and return the Notice of Completion of Architectural/Landscape Change form.
