SUBJECT: MODIFICATION BY APPLICANT 2019-0005 Griffin Ranch
Dear Ms. Adams:
The Design and Development Department has reviewed your request to add an
optional 1-car garage for 36 home sites within Griffin Ranch. It has been determined
that said plan modifications are minor, will not result in a significant change in the
original project as approved by the decision making authority as approved under
Site Development Permit 2006-853 and any subsequent amendments, and
complies with the spirit and intent of Specific Plan 2006-074. This proposal includes
changes in building square footage not to exceed ten percent from the original
approval that have been determined to not result in a significant architectural,
aesthetic, or visual impact to the existing project and require additional parking.
Therefore, the modification is approved as shown on the attached exhibits, subject
to the following conditions of approval:
1. The applicant shall conform to all other corresponding conditions of approval for Site
Development Permit 2006-853 and subsequent amendments, Specific Plan 2006-074,
and Modification by Applicant 2017-0007.
2. The applicant shall submit revised precise grading and construction plans as may be
required to the City’s Design and Development Department.

In response to your comments provided on 10/15/19, I have provided interior and
garage square footage of existing approved plans and garage square footage of
optional garage addition, per plan type in the chart below:

In addition, the optional garage addition will be pre-plotted on lots that will
accommodate the required side yard setbacks. See Site Plan included in original
submittal package; lot sizes in phases 13B-28B are an average of 20,000 square feet.
Therefore, this modification will meet side yard setbacks and is unconditioned space
(restricted to garages).
