The proposed sign shall conform to the approved Exhibits A and C for Plot Plan 86-318, except where these conditions shall take precedence. The following modifications shall be required of the design: a. Overall height of the sign shall be no more than 5 feet. b. The sign may be internally illuminated if the plexiglass background is changed to a darker, non -white color or if the intensity of illumination is adjusted to minimize glare and excessive light. c. If the sign is not installed prior to the adoption of Downtown Design Guidelines currently being established by the Community Development Department, it shall be subject to additional review for compatibility with those guidelines. 2. The proposed sign location shall not encroach into a public right-of-way. The sign shall be located at the rear of the existing planter; this shall be verified prior to building permit issuance. 3. The existing pole sign shall be removed prior to a building permit being issued for the proposed sign. 4.
