EXECUTIVE SUMMARY
• The applicant proposes to amend the Pavilion at La Quinta Sign
Program (Program) to allow for additional signs for end cap tenants.
BACKGROUND
In 2004, the Planning Commission approved the first sign program
amendment for the Pavilions at La Quinta shopping center. Currently the
sign program permits multi-tenant buildings to have a maximum of two (2)
signs per tenant, but not more than one (1) per each building side.
PROPOSAL AND ANALYSIS
The applicant requests a second amendment to the Program be approved for
the Pavilion at La Quinta sign program (Attachment 1). The proposed
amendment to the Program is to allow Pad 1, located on the corner of
Highway 111 and Adams, to have three (3) signs. The applicant looks to
amend the sign program to allow for flexibility for the number of signs on
multi-tenant buildings. The amendment would allow multi-tenant buildings
to seek approval from property manager and City to allow for a third sign.

The proposed sign program amendment will not substantially alter the
aesthetics of the commercial center and will provide increased visibility to
end cap tenants. Future signs for this location shall be submitted under the
general sign permit process as they are identified and reviewed against the
parameters of this approval.
ENVIRONMENTAL REVIEW
The Design and Development Department has determined that this project is
exempt from environmental review pursuant to Section 15301 (Existing
Facilities) of the California Environmental Quality Act in that the proposed
project includes on-premise signs.

Note: Tenants having Federally Registered Trademarks may use such
layouts and colors in their signage.
For tenants having stone facades, signs shall be designed to minimize wall
penetration due to the difficulty of installation and subsequent repair to the
facade when tenants change. Decorative back-panels to which the main
signage is attached, are recommended. The resultant wall penetrations will
be limited to the panel attachment and a single electrical power source. The
back-panel shall be constructed to obscure any transformers or related
connections from front or pedestrian view and shall be complementary to the
overall sign design.
Preferred sign locations are indicated on the attached individual building
elevation drawings. Alternate sign locations other than those indicated may
be employed subject to approval by the Landlord and the La Quinta Planning
Department.
Maximum number of signs: (Multi-tenant Buildings)
A tenant may have a maximum number of two (2) signs, but not more than one (1)
sign per each side of the building. (see individual building elevation drawing
attachments). However, Tenants occupying an End-Cap Unit may have up to three (3)
signs, but no more than one (1) sign per each building side, at the Landlord’s discretion.
Maximum number of signs: (Single tenant Freestanding Buildings)
A tenant may have a maximum of four (4) signs, but not more than one (1) per
each building side.
Maximum sign copy area:
Maximum sign area shall be one (1) square foot of signage per lineal foot of lease
frontage, not to exceed 50 square feet. The maximum sign copy area shall include
any applicable Trademark Logo box.
The maximum sign area for tenants having over 15,000 square feet of
contiguous floor space shall be 100 square feet, based upon how the sign
fits in the proposed wall mounting area. Signs larger than 100 square feet will
require City Planning Commission Approval.
Criteria for determining maximum height and size of tenant storefront signs
shall include size and shape of mounting area and building mass and bulk,
as detailed by the City of La Quinta, California
