DIRECTOR'S HEARING
MINUTES
WEDNESDAY, MAY 20, 2015
A Director's Hearing was called to order at 10:34 a.m. by Community Development
Director Les Johnson.
STAFF PRESENT: Community Development Les Johnson, Principal Engineer Brian
McKinney, Consultant Principal Planner Nicole Criste, Principal
Planner Wally Nesbit, Associate Planner Jay Wuu, and Executive
Assistant Monika Radeva.
PUBLIC HEARINGS
1. Amended Final Tract Map 2015-0001, Amendment No. 3, (Final TT 31681-3)
submitted by T.D. Desert Development LP proposing to reduce the existing 44
lots single-family subdivision to 36 lots by widening each lot from 55 feet to 65
feet in width in order to accommodate new model layouts and provide wider
street frontages. Project: Andalusia at Almeria, within the existing Andalusia at
Coral Mountain project. CEQA: reviewed under Environmental Assessment 2003-
483. Location: south of Avenue 58, east of Madison Street.
Consultant Principal Planner Nicole Criste presented the information contained in
the staff report, a copy of which is on file in the Community Development
Department.
Community Development Director Johnson declared the PUBLIC HEARING OPEN
at 10:37 a.m.
Public Speaker: Mr. Nolan Sparks, Construction Manager with T.D. Desert
Development, L.P., La Quinta, CA - introduced himself and gave a brief
presentation of the project, and said he was in support of the proposed
Conditions of Approval by staff.
Community Development Director Johnson declared the PUBLIC HEARING
CLOSED at 10:40 a.m.
Motion - A motion was made by Community Development Director Johnson to
approve Amended Final Tract Map 2015-0001, Amendment No. 3 (Final TT
31681-3), as submitted with staff's recommendations.
2. Tentative Parcel Map 2015-002 (TPM 36895) submitted by Angela Dorf proposing
to subdivide two previously -merged lots back to their previous configuration.

Project: The Enclave within the La Quinta Resort. CEQA: exempt from
environmental review pursuant to Section 15315 Class 15 (Minor Land Divisions).
Location: 77-192 Calle Flora.
Associate Planner Jay Wuu presented the information contained in the staff
report, a copy of which is on file in the Community Development Department.
Community Development Director Johnson declared the PUBLIC HEARING OPEN
at 10:43 a.m.
Public Speaker: None
Community Development Director Johnson declared the PUBLIC HEARING
CLOSED at 10:45 a.m.
Motion - A motion was made by Community Development Director Johnson to
approve Tentative Parcel Map 2015-0002, (TPM 36895), as submitted with staff's
recommendations.
3. Tentative Parcel Map 2015-0001 (TPM 36836) submitted by James R. Paul
proposing to subdivide two parcels consisting of approximately 3.1 acres into
one condominium parcel for the purpose of filing a 19 -unit air space
condominium plan. Project: J. Paul Condo Map. CEQA: exempt from
environmental review pursuant to Section 15315 Class 15 (Minor Land Divisions).
Location: northwest corner of Dune Palms Road and Corporate Centre Drive (79-
440 Corporate Centre Drive).
Principal Planner Wally Nesbit presented the information contained in the staff
report, a copy of which is on file in the Community Development Department.
Community Development Director Johnson declared the PUBLIC HEARING OPEN
at 10:47 a.m.
Public Speaker: Mr. David Weddle with Weddle Survey and Mapping, Palm Desert,
CA - introduced himself and gave a brief presentation of the project.
Community Development Director Johnson declared the PUBLIC HEARING
CLOSED at 10:53 a.m.
Motion - A motion was made by Community Development Director Johnson to
approve Tentative Parcel Map 2015-0001, (TPM 36836), as submitted with staff's
recommendations.
