SECTION G – ENERGY EFFICIENCY
1) Provide complete Energy Calculations showing compliance with the 2013 California Energy Code for this
project. Due to lack of information in this submittal, a comprehensive review will be performed at next
submittal. REVISE TITLE -24s , PLANS 1, REVISED SQ. FT. AND WINDOWS CHANGES, PLAN 3,
REVISED SQ. FT. AND WINDOW CHANGES.
2) Conditioned floor area on Plans does not match Energy Calculations. Reconcile.
Informational Items: Conditioned floor area (CFA) is the total floor area (in square feet) of enclosed conditioned
space on all floors of a building, as measured at the floor level of the exterior surfaces of exterior walls
enclosing the conditioned space. [§101] This term is also referred to in the standards simply as the floor area.
This is an important value for the purpose of compliance since annual energy use is divided by this value to obtain
the energy budget. CFA is calculated from the plan dimensions of the building including the floor area of all
conditioned and indirectly conditioned space on all floors. It includes lofts and mezzanines but does not include
covered walkways, open roofed-over areas, porches, pipe trenches, exterior terraces or steps, chimneys, roof
overhangs or parking garages. Unheated basements or closets for central gas forced air furnaces are also not
included unless shown to be indirectly conditioned. The floor area of an interior stairway is determined as the
CFA beneath the stairs and the tread area of the stairs themselves. (Residential Compliance Manual §1.8
Conditioned Floor Area)

Failure to provide documentation in this manner will delay approval of your client’s project. Incomplete sets,
loose pages will not be assembled by the Building Department.
Important note: If manufactured truss products are used on this project, be aware that the City of La Quinta does
not allow deferred submittals. Truss calculations are required no later than the second submittal.

Dear Ms. Belloso:
The Design and Development Department has reviewed your request for a modification to
the approved Site Development Permit 2013-924 for The Signature at PGA West, consisting
of the following:
A. Allow a roof option to potential buyers for roofs without a boosted and mudded
effect, stucco covering of 20/30 sand finish.
B. Add bedroom option at the Haciendas Plan 1 and 2. No square footage changes or
exterior elevation changes for the haciendas are proposed.
C. Add bedroom option to the Estates Plans 1, 2 and 3. Optional bedroom for Plan 1
and 3 includes modification of elevations, floor plan, and roofline by the enclosure
of one of the side courtyards. The Estate Plan 2 optional bedroom includes
modifications to the footprint and elevations.

The design change results in minor changes to the elevations plans and increases the
square footage of Haciendas Plan 1, 2, and 3 by less than 10%. It has been determined
that said redesigned plan modifications are minor, will not result in a significant change in
the project as approved by the decision -making authority, and comply with the spirit and
intent of the original approving action under Site Development Permit 2013-924. Therefore,
the design modification as revised is approved, subject to the following conditions of
approval: .
1. The proposed roof and bedroom buyer options for Plan 1, 2 (Haciendas) and Plan 1,
2, 3 (Estates) shall be clearly designated in a logical plan enumeration sequence for
identification in future building plan check submittals, and shall specifically identify
the original Signature floor plan that the new plans will be an option to, with a
corresponding notation referencing the prior approval of MBA 2016-0001.
