As requested, we have sampled the surface soil at the subject site to determine the soluble sulfate
content as it relates to selecting appropriate concrete mix designs. The Cove at the Citrus project
is located within the eastern portion of the Citrus Golf Club development in the City of La
Quinta, California. Laboratory testing indicated soluble sulfate content of 920 ppm (0.092
percent) and 720 ppm (0.072 percent) for samples 1 and 2, respectively that correspond with the
"negligible" exposure category in accordance with Table 3 of ACI 318-08 Chapter 9. In
accordance with ACI 318-08, special sulfate resistant concrete mix designs should not be required
for structural concrete on this project. A copy of the laboratory test results sheet is attached.

As requested, we have reviewed the above referenced geotechnical reports as they relate to the
design and construction of the proposed The Cove at the Citrus project located within the eastern
portion of the Citrus Golf Club development in the City of La Quinta, California. It is our
understanding the proposed residential structures will consist of a relatively lightweight wood -
frame structures supported upon conventional shallow spread footings and concrete slabs on
grade.
The referenced reports include recommendations pertaining to the design of residential structure
foundations. Based upon our review of the referenced reports and our previous experience in the
site vicinity, it is our opinion that the structural values provided in the referenced reports remain
applicable for the design and construction of the proposed residential structure foundations.
These reports also address potential geologic and seismic hazards that may impact the site.
Because the lots have been previously rough graded, the remedial grading required at this time
should be minimal provided that the buildings fall within the previously established building
envelopes. The building areas should be cleared of surface vegetation, scarified and moisture
conditioned prior to precise grading. The exposed surface should be compacted to a minimum of
90 percent relative compaction. Any fill material required to attain the planned grade should be
placed in thin lifts at near optimum moisture content and compacted to at least 90 percent
relative compaction.

In our opinion, the structural values recommended in the referenced geotechnical reports remain
applicable for use in foundation design. Conventional shallow spread footings should be
bottomed into properly compacted engineered fill material a minimum of 12 inches below lowest
adjacent grade. Continuous footings should be at least 12 inches wide and isolated pad footings
should be at least 2 feet wide. Continuous footings and isolated pad footings may be designed
utilizing allowable bearing pressures of 1500 psf and 1800 psf, respectively. Increases in
allowable bearing pressures may be realized with increased footing size. Allowable increases of
200 psf for each additional 1 foot of width and 200 psf for each additional 6 inches of depth may
be utilized, if desired. The maximum allowable bearing pressure should be 2500 psf. The
recommended allowable bearing pressures may be increased by one-third for wind and seismic
loading.
Resistance to lateral loads can be provided by a combination of friction acting at the base of the
slabs or foundations and passive earth pressure along the sides of the foundations. A coefficient
of friction of 0.45 between soil and concrete may be used with dead load forces only. A passive
earth pressure of 300 pounds per square foot, per foot of depth, may be used for the sides of
footings that are placed against properly compacted native soil.
The bearing soil is non -expansive and falls within the "very low" expansion category in
accordance with 2013 California Building Code (CBC) classification criteria. Slab thickness and
reinforcement should be determined. by the Structural Engineer. We recommend a minimum
floor slab thickness of 4.0 inches and minimal reinforcement of #3 bars at 24 inches on center in
each direction. All slab reinforcement should be supported on concrete chairs to ensure that
reinforcement is placed at slab mid -height.
Slabs with moisture sensitive surfaces should be underlain with a moisture vapor retarder
consisting of a polyvinyl. chloride membrane such as 10-mil Visqueen, or equivalent. All laps
within the membrane should be sealed and at least 2 inches of clean sand should be placed over
the membrane to promote uniform curing of the concrete. To reduce the potential for punctures,
the membraneshould be placed on a pad surface that has been graded smooth without any sharp
protrusions. If a smooth surface cannot be achieved by grading, consideration should be given to
placing a 1-inch thick leveling course of sand across the pad surface prior to placement of the
membrane.
The seismic design category for a structure may be determined. in accordance with Section 1613
of the 2013 CBC or ASCE7. According to the 2013 CBC, Site Class D may be used to estimate
design seismic loading for the proposed structures. The 2013 CBC Seismic Design Parameters are
summarized on the following page.
