Lot 57B at 53165 Humboldt Blvd
The Madison Club Design Review Committee (MCDRC) is providing a conditional approval for Lot 57B on Humboldt
Blvd. The remaining items must be submitted no later than September 30, 2011 to ensure continued construction at the lot.
1. The Site Plan/Landscape Plan and Grading Plans show walls that will not be high enough to screen the
equipment from public or neighboring views as required in the guidelines. All of the equipment is to be
screened from public view. Plant material may be utilized in lieu of walls in certain conditions; however, the
planted material must be of size to completely screen the equipment at the time of the planting.
2. The walls at the exterior staircase and landing should be a minimum of 5' above the treads to offer privacy for
the adjacent owner's side yard (rooms and patios).
3. The "carved lion" which is shown installed on a pedestal near the Garage should be submitted
(photos/detailing) for review and approval by the committee.
4. Please provide details and elevations for the "illuminated address numbers" noted on the plans. The Madison
Club does not allow standard surface mounted internally lit boxes. and normally suggests Please provide
ground -mounted light fixtures that high light the individual numerals on the surface.
5. Please specify and provide cut sheets for the surface mounted wall lights called for on the plans, including
maximum wattage as called for in the guidelines.
6. All roofing details call out a clay barrel tile, while the elevations show the flat concrete tile requested. Please
revise the elevations to the two piece clay barrel tile as noted on the details and meets the Guidelines.
7. The guest parking is shown within the 30' streetscape easement. This is not allowed; please relocate the guest
parking -
8. There were no details submitted for the fire pit, pool and raised spa. Please submit for review and approval.
9. There were no materials specified for the pool deck or coping or the rock elements. Please submit for review
and approval.
10. Butia palms are not on the approved list and therefore should not be introduced in the streetscape Easement or
the Golf Course Natural Area.
11. Most of the Natural Area that is adjacent to the Golf Course is proposed as lawn which is not typically
allowed. This requires transitional planting material so it blends into the golf course.
12. Ficus Nitida is not a reliable screening plant due to frost damage at low temperatures. Please provide an
alternative plant for screening purposes.
13. The lighting should be limited to 10-uplights with a maximum 25 -watt lamps in each.. Uplights shall be
shielded so the light source is not visible from adjacent properties.. There are a total of 35 path lights
proposed and 7 pool/spa lights. As Madison Club is a `dark skies' community. Please revise the lighting plan
to meet the spirit of the guidelines.
14. The proposed lights located outside of the Building Envelope are not allowed.
15. The irrigation plan was approved as submitted.
16. The committee suggests leaving the arched mass as designed and creating a parapet detail, utilizing the same
building materials as used throughout the remainder of the exterior design. As a suggestion, the bases of the
columns could utilize the same stone that is proposed on the walls and the parapet cap could be a material that
complements and reflects the stone. Alternative exterior materials may want to be explored and can be listed
on your revised drawings once the final selections are made by the Owner.

Re: Residential Fire Sprinkler Plan Review
The Evertson Residence at the Madison Club
The above referenced sprinkler plans have been reviewed and are acceptable by the
Riverside County Fire Department and are approved with the following conditions:
1) Approval of these plans does not include the piping of the underground system.
2) Permanently marked identification signs shall be attached to all control valves.
3) A sign shall be located adjacent to the alarm bell worded as follows:
SPRINKLER FIRE ALARM - WHEN BELL RINGS CALL 911
4) A warning sign, with minimum 1/4 inch letters, shall be affixed adjacent to the
main shutoff valve and shall state the following:
WARNING: The water system for this home supplies fire sprinklers that
require certain flows and pressures to fight a fire. Devices that restrict the flow
or decrease the pressure or automatically shut off the water to the fire sprinkler
system, such as water, softeners, filtration systems, and automatic shut-off valves,
shall not be added to this system without a review of the fire sprinkler system by
a fire protections specialist. DO NOT remove this sign.
5) Refer to Approved fire sprinkler plans for "red -lined" change to sprinkler fire
riser on page FP -2. R313.3.3.2

The following inspections/tests are required to be witnessed by the Fire Department
Planning Division staff:
(a) Overhead Rough and Hydro static test: All piping shall be visible and pumped at
normal operating pressure.
(b) Fire Riser Flush
(c) Final inspection.
The Fire Department job card, approved plans and conditions letter must be at the job
site or NO inspection will be performed. Applicant/installer shall be responsible to
contact the Fire Department to schedule inspection(s) a minimum of 72 hours prior to
the requested inspection date.
All questions regarding the meaning of these conditions should be referred to the Fire
Department Planning & Engineering staff at (760) 863-8886.
