SUBJECT: MODIFICATION BY APPLICANT 2020-0015 GROCERY OUTLET
Dear Mr. Ruesch:
The Design and Development Department has reviewed your request to install a new entrance with
doorframe on the east elevation of the building at 50-929 Washington St., Suite A. It has been
determined that said plan modifications are minor, will not result in a significant change in the original
project as approved by the decision making authority under Plot Plan 91-456.
The proposal includes changes and additions to existing entrance from the original approval that
have been determined to not result in a significant architectural, aesthetic, or visual impact to the
existing project. Therefore, the modification is approved as shown on the attached exhibits, subject
to the following conditions of approval:
1. The applicant shall inform the City of La Quinta’s Planning division of any subsequent changes
to building. Additional modifications will require subsequent review and may result in additional
condition(s) of approval.
3. The applicant shall apply for and obtain all necessary building permit(s) for this work, and
any other City of La Quinta permits as required.

CONTRACTOR SHALL BE RESPONSIBLE FOR A COMPLETE, OPERATIONAL SYSTEM AT
OCCUPANCY OF PROJECT.
DESIGN-BUILD FIRE ALARM SYSTEM
T.I. CONTRACTOR SHALL FURNISH A DESIGN FOR, AND CONSTRUCT, ALL MODIFICATIONS AS
NEEDED FOR THE HYDRAULICALLY CALCULATED AUTOMATIC FIRE SPRINKLER SYSTEM. T.I.
CONTRACTOR SHALL RETAIN A STATE LICENSED FIRE SPRINKLER CONTRACTOR TO
PREPARE SHOP DRAWINGS AND OBTAIN APPROVALS FROM THE OWNER, INSURANCE
UNDERWRITERS, LOCAL FIRE MARSHAL, AND OTHER AGENCIES PRIOR TO ANY
INSTALLATION. CONTRACTOR SHALL BE RESPONSIBLE FOR A COMPLETE OPERATIONAL
SYSTEM. SUPPLY AN APPROVED SET OF PLANS TO OWNER FOR APPROVAL PRIOR TO
COMMENCING WORK. CONTRACTOR TO COORDINATE ALL WORK WITH THE LANDLORD'S

THE FOLLOWING IS A GENERAL DESCRIPTION OF THE CORPORATE PRESCRIBED
OPERATIONS OF THE PROPOSED STORE:
ANY/ ALL FOOD GOODS EITHER DELIVERED BY THE TENANT'S TRANSPORT (VENDORS).
GOODS STORED WITHIN THE BACK OF HOUSE, GOODS STORED IN COOLER/ FREEZER
BOXES, OR GOODS STOCKED IN SALES AREAS ARE PRE-PACKAGED AND REQUIRE NO
DIRECT HANDLING FOR CONSUMER PREPARATIONS BY THE STORE STAFF. PRODUCE IS
EITHER DISPLAYED IN ORIGINAL PACKAGING OR PLACED IN EUROTABLE BINS WITHIN THEIR
OWN RINOS/ SKINS/ ETC. WITH NO DIRECT EXPOSURE OF EDIBLE CONTENTS TO
ENVIROMENT. DELI, MEAT, AND DAIRY GOODS ARE SHIPPED, STOCKED, AND DISPLAYED/
SOLD IN ORIGINAL PACKAGING WITHIN TEMPERATURES AS PRESCRIBED BY SUPPLIERS/
GENERAL HEALTH STANDARDS.
ALL TEMPERATURE CONTROLLED EQUIPMENT IS FURTHER DESCRIBED IN REFRIGERATION
SHEETS AND RESPECTIVE CUT SHEETS. CONDENSATE SYSTEMS OF THE TEMPERATURE
CONTROLLED EQUIPMENT FOR THIS STORE DO NOT USE CONVENTIONAL FLOOR SINKS. THE
EQUIPMENT CONDENSATE IS ADDRESSED BY WAY OF A "CLOSED" EVAC SYSTEM WITH
BUFFER BOXES, PIPING, AND FITTINGS TO A VACUUM UNIT THAT DISCHARGES TO A
DEDICATED SERVICE SINK (SEPARATE FROM JANITORIAL USE). THE EVAC UNIT DISCHARGE
PIPING HAS A REQUIRED AIR GAP TO THIS SINK.
