Re:Architectural Change Request for 55-499 Southern Hills –Arch Application: Back yard outdoor living center with outdoor
fireplace, cover patio, BBQ, bar and hardscape replacement and addition.
Dear A Moore III & M Moore:
The Architectural Committee met on 8.6.20 and reviewed and approved your architectural plans with the following conditions being
met.
·Arc Committt roof angel modification, which will improve of mountain corridor view.
o Pull in on the golf course side of the structure in by 2 feet. The corners would remain squared off instead of
angled. It will make the overall structure 2 feet narrower.
·Updated revised plans; Emailed and hard copy, 2 sets
·Landscape application needed, if any damage is caused during construction. Landscape to be brought back to original
condition should damage occur.
·An Agreement and Covenant Running with the Land will be required for these improvements being made. The
homeowner will be responsible for the outdoor fireplace, cover patio, BBQ, bar and hardscape replacement and
addition where the improvement is being added.
·All other PGA WEST II Residential Association Architectural Rules & Regulations dated 9/25/2017 pertain to this project.
Review by the Committee is only for general conformance with the Architectural Rules. It is the responsibility of the owner to fully
understand and conform to the Architectural Rules criteria whether or not all deficiencies are noted during review. It is also the
owner’s full responsibility to field verify all existing conditions. The Committee’s decision with regard to project design will be final.
Please refer to the Architectural Rules for all required submittals.
Your contractor will need to contact O’Connell Landscape before any irrigation modifications associated with this change are started.
Your Contractor will be given this information in a separate communication. We will also provide them with Maria Guffey, Assistant
Manager and Loni Peterson, the General Manager for PGA West II contact information. Damage to landscaping, i.e. shrubs, trees,
flowers and turf is the responsibility of the contractor. The original landscaping must be brought back to its original condition when
the project is completed.
Your contractor must schedule a meeting with Command Center, Phone: 760-564-5452 @ Palmer Gate, prior to any work
commencing to review the Rules of the Master Association and Res II.
Approvals given by the Architectural Committee are good for only six months from the date on the approval letter. If construction
has not commenced within six months after the project approval date, a new application must be submitted.
Upon completion of your project, please complete and return the Notice of Completion of Architectural/Landscape Change form.
