Studio M Proposal at Silverhawk Apartments
Dear Ms. Carman:
In regard to the above referenced subject, staff has reviewed the subject application ar d found that
it is not necessary, based on a review of the approvals, for the Silverhawk project; originally a part
of the Vista Montana Specific Plan. The approved specific plan area (Phase 1) :applicable to the
Silverhawk project calls for all commercial parking to be based on 1 space per 250 dross square
feet. Under this standard, your proposed salon and day spa would require 6 spaces.
Currently, there are 104 spaces in the non-residential portion of the project, for the two buildings
adjacent to Eisenhower Drive.. Within those two buildings are a total of 14 residential apartment
units and 9,435 square feet of permitted commercial :space. The specificplan parking :standards for
residential and commercial require 70 spaces for these two buildings: As there is an oxcess of 34
spaces based on these standards, there is no problem with the use you propose.
As, a result, staff will process a refund of your Village Use Permit fee, in the amount of $900.00,
which represents 90% of the receipted fees. This is the percentage specified under tie La Quinta
Municipal_ Code, Chapter 9.260 (Fees). Attached are copies of the original check and application
form as submitted. It will take 2-3 weeks to process your refund.
Please be aware that you will need to submit plans for tenant improvement of the space you will
occupy, through the Building and Safety Department. They can be reached at 760-777-7012, and
can inform you of the plan requirements and fees.
