SUBJECT: SETBACK ADJUSTMENT 91-046, 51-400 AVENIDA DIAZ
Dear Mr. Monroe:
The Planning & Development Department has reviewed your request for a reduction
in the five foot pool setback requirement to allow three feet to the sideyard property
line. Staff has approved this request in accordance with Exhibit "A", subject to the
following conditions:
1. Pool equipment shall maintain a minimum of five feet from the side yard
property line. Note: this is a reduction of five feet from the required ten feet
minimum street sideyard.
2. All fencing/walls shall conform to the requirements of the SR Zone fencing
standards.
3. A minimum of three feet clear area shall be maintained between the pool water's
edge and any structural portion, wall, column, etc. , of the dwelling unit.
This requirement is to be verified by the Building Division prior to further
inspection approvals.
4. This approval shall also permit a one foot reduction in the front yard setback
of 20 feet to allow the southeasterly portion of the garage to so encroach.
5. The unit address signage shall be located facing Avenida Diaz. The Building
Division may permit one additional address sign along the Montezuma frontage
at their discretion. Additional sign may not exceed two (2) feet in area.
