Dear Tom.
E* :11:: 6:i P  =1
Congratulations on getting your pioperty into escrow. As pi-eviously discussed via
telephone I feel it is important to tell your new buyer the following information .
concerning the property.
1. Engineers have nraluated die property with test drill cores that indeed revealed the
property has debris (trees/shrubs) buried under the surface. The new owner will need
to re -compact the foundation site per engineering.
s 2. The current transformer location and load capabilities are inadequate for another
house of comparable size. The new owner will need to contact IID to see what their
3. -The new owner should be made aware that the HOA regulations state the need to
submit house plans by an independent architect for review to the HOA. The purpose
is to maintain Tuscan architecture and design features throughout the development.
4. The new owner should be aware that he is buying thei property as is. Coral )Mountain
Estates/Baumann developer will not be responsible for any additional costs to make
said lot buildable.

Dear Tom,
I have talked to Mike Homme regarding the information you desire.
I• — Debris. buried 'under the surface
When construction of the foundation was dome on lot 1, Mike noticed a lot of
wooded -debris present just under the sarface. Several test sites were drilled revealing
unusual amount of buried de'cr-;s. Phil at Earth Systems did these test drills and
according to Mike you were -present when some of those tests were run.
The conclusion drawn is that full upper and full lower grading railed to remove the
wooded debris and it was buried under the fill dirt that was received from the
Lots 1 and 2 had buried debris on it. Lots 3 and 4 appeared clean. There are no
written reports that I know of.
IX — Transformer- location/load capabilities
The transformer location is on the original grading reports by CV Engineering. If
you contact David I am sure they still have copies.
Tegarding the location of the transformer, Mike told me there was some
discussion with IID that they did not understand why the transformers were located
where they were. IID said they prefer to have them clo e-zoad. _ITD obviously
approved. the plan at some earlier time. CITY OF LA QUINT

Tom,
I spoke with Carlos.Partida regarding the capacity of the existing transformer and he assured me that the existing
transformer would be able to provide power to the fixture electrical service at the vacant lot He had indicated that
the transformer was sized to handle multiple 400 amp services.
Please call me if you have any questions.
