_ PART I -GENERAL;
CONDITIONS
General Conditions, Supplementary Conditions, Special Conditions, and other related
portions of Division I, apply to this Section.
SCOPE
Furnish, install, test, guarantee, and place into operation, a complete, operable, and
approved Mechanical System, as .indicated or described by the Contract Documents.
Secure and pay for all materials, equipment, labor, supervision, fees, test, permits,
certificates of inspection and all other costs required.
REGULATIONS. PERMITS AND INSPECTIONS
Regulations: Comply with all applicable codes, rules and regulations, including all building
and safety laws relating to building, public health and safety.
Codes: All materials, equipment and work must conform to applicable codes.
Permits: Obtain and pay for all required permits and licenses.
Inspections: When required by code, all work must be inspected and approved by local
authorities. Prior to final approval, furnish the Architect/Owner with certificates of
inspection and approvals by local authorities.
DESIGN DRAWINGS
Design drawings are diagrammatic and are only intended to define the basic functions
required. Provide all work, material, etc., necessary to accomplish these requirements.
Minor deviations from the design layout are anticipated and are a part of the work
included, however, no changes that alter the character of the work will be permitted. Do
NOT scale the design drawings.
If a conflict occurs between the design drawings and specifications, promptly notify the
Architect or Engineer. Interpretation made shall be considered part of the Contract.

QUALIFICATION OF WORKMEN
Use sufficient journeymen craftsmen and competent supervisors to ensure prompt, proper,
and safe execution of work.
SAFETY PRECAUTIONS
Exercise caution at all times to protect all persons and property. Furnish to each
employee, employment and a place of employment which is free from recognized hazards
that are causing, or likely to cause death or serious injury or harm to employees. Furnish
and maintain guards, railings, fences, canopies, lights, warning signs, etc., which are
required by law or necessary to protect all persons and property.
Be familiar with and comply with all applicable codes and laws, and in particular, the codes
of Federal Regulations, as administered by the Industrial Commission of Arizona.
SUBMITTALS
Shop Drawings:
Prior to fabrication or delivery of any material or equipment to the jobsite, submit seven (7)
hard bound and indexed copies of a brochure completely describing all major systems,
materials, fixtures, and equipment proposed to be used. Identify each item by the
designation appearing on the drawings.
Submittal is for information and coordination only. The Engineer will diligently review the
Submittal, however, this review does NOT alleviate the Contractor's responsibility to
comply with all project requirements. Any failure by the Architect of Engineer to note
any points of non-compliance shall NOT be construed to be an approval of the
non-compliance.
Record Drawings: Maintain accurate unceasing records of any and all changes from the
contract documents and shop drawings. Indicate all buried pipe locations by dimensions.
Upon completion of the project, deliver to the Owner, one (1) set of legible and
reproducible copies of these record drawings.
Guarantee: Upon completion of the project, deliver to the Owner, one (1) year guarantee
of the work performed. The guarantee shall cover the entire cost, including materials and
labor, of all work required by defect of materials or workmanship.

Manual and Operating Instructions:
Upon the completion of the project, deliver to the Owner a hard bound "Owners Manual".
Include in the manual, instructions prepared specifically for the systems provided, along
with all papers, descriptions, parts lists, instructions, warranties, etc., which were delivered
with the materials and equipment utilized in the project. Identify each item by designations
appearing on the drawings.
Upon request of the Owner, and at his convenience, provide sufficient qualified personnel
and time, to instruct the Owner or his representative in the safe and proper operation of
the system(s) provided under this Contract.
PART 2 - PRODUCTS . ,
GENERAL
Utilize ,new and unused -products of established and reputable American and Foreign
manufacturers. Items of equipment used for similar purposes shall be products of the
same manufacturer.
Systems shall be complete and operable. Any accessories required for the operation of
the systems shall be included as though specifically indicated to be provided. Such
accessories would include filters, control panels, timeclocks, condensate drains, relief
valves, service valves, thermostats, vibration isolators, etc. Motor starters for prewired
equipment (and other protection and control devices) are also included in this
Specification. Starters for non -prewired equipment I.E., fans, pumps, etc., are specified
in Division 16.
Specific reference to a manufacturer's product is only to establish type, quality, and
performance required. These qualifications are in addition to the requirements shown on
the plans and elsewhere in these specifications. Listing of alternate equipment
manufacturers shall not be construed as an unconditional approval of the products of those
manufacturers.
AIR CONDITIONING UNITS
Provide air cooled direct expansion type heat pump unit without electric resistance
heating. Decorative weatherproof cabinet with enamel finish. Factory prewired including
controls safeties, motor starters, etc. Balanced centrifugal supply air blower, accessible
for lubrication. Vertical discharge condenser fan with rigid inlet and discharge grilles.

Refrigerant System: Hermetic compressors with five (5) year warranty. Copper piping
shall be used throughout. Accessories shall include service and charging valves, filter
dryer, and high -low pressure controls and crankcase heaters. Thermostatic expansion
valve on the cooling coil.
Provide one set of Farr 30-30 throwaway final filters, frames, mounting hardware and
accessories. Provide one set of throwaway filters for use during the construction period.
Remove the filters after the construction period and install the final filters (Prior to
balancing the system).
EVAPORATIVE COOLERS
Constructed of heavy -gage galvanized steel. Weather resistant enamel finish. Undercoat
lining in the reservoir. Balanced, belt -driven, centrifugal blower, resiliently mounted.
Permanently lubricated motor with overload protection. Heavy-duty recirculation water
pump, with integral fixed bleed. Celdeck Media, chemically treated for odor control.
Prewired with flexible cords, caps, receptacles, and grounded junction box. Support cooler
with welded steel angle base, primed and painted, for rust protection.
EXHAUST FANS
Centrifugal type with adjustable belt -driven or direct -driven drive (as indicated on the
Drawings), statically and dynamically balanced. Ceiling or roof mounted as indicated on
the drawings.
KITCHEN EXHAUST
Up blast type, 18 gauge stainless steel or 16 gauge black steel with welded joints. In
accordance with NFPA.
DUCTWORK
Fabricate ductwork of galvanized steel. Material gauges, joints, and bracing shall comply
with ASHRAE Guide recommendations, with additional bracing as may be required.
Altemate for Rigid Ductwork, for Air Conditioning Supply and Return: 1" thick fiberglass
ductboard, with foil -scrim -draft fire resistant outer jacket. Material shall comply with
UL -181, NFPA 90A and 90B. Closures shall be made with thermal -activated tape, or
cloth tape set in brush applied adhesive. Do not utilize pressure sensitive tape. Duct
board shall be equal to JohnsMansvile "Micro -Aire" M/F type 475. Tape shall be equal to
J.M. 'Therm -Lok -R" or "Pyro-Cure 685".

Flexible Duct for Air ConditioningTerminal Branches: an hes. 1" thick fiberglass duct supported
over spring steel wire helix. Woven fiberglass mesh liner and fiberglass reinforced
metalized outer jacket. In compliance with UL -181, NFPA 90A and 9OB.
DUCT INSULATION:
Acoustical Insulation: Line all ductwork on roof or exposed to weather with 1" thick, 1
pound density, coated fiberglass duct liner, installed in strict conformance with
manufacturer's recommendations. Seal all duct joints with weatherproof mastic or solder
watertight.
Line all supply ductwork, and return air ductwork five (5) feet downstream from the A/C
units. Liner 1/2" thick, 1 pound density acoustical insulation.
Apply insulation to tops, bottoms, and sides of ducts. Use Minnesota Mining Co., #37 or
#38 adhesive, or approved equal. Apply, 4" strips on approximately 10" centers. 'Use
Miracle or Gemco surface anchors on 12" centers for all ducts with the greatest dimension
30" or larger.
IAll duct dimensions are to the inside of the lining.
GRILLES. REGISTERS, AND DIFFUSERS
Linear Diffusers: Extruded aluminum with integral volume control and concealed mounting
frame.
Diffusers: Rectangular fixed pattern type (face pattern shall be selected to suit air pattern
required). Removable core/opposed bladed volume control/enamel finish.
Supply Registers: Double deflection pivoted blades with opposed blade damper.
Aluminum or enameled steel.
Retum/Exhaust Grilles: Fixed bars at approximately 40 degrees. Aluminum or enameled
steel.
Outside Air Intake and Exhaust Louvers: Extruded aluminum, weather-proof, 4" deep,
inside birdscreen. Mitered box frame with caulking slots.
Air distribution devices shall be selected and sized in accordance with the requirements
of each application. Devices, generally, shall provide uniform, draft -free, and quiet air
distribution. All devices shall have rigid frames, compatible with the surface or structure.
Devices shall be manufactured by Krueger, Titus, MetalAire, or Tuttle & Bailey.

PIPING
Condensate and Other Drains: Type "M" hard copper. Schedule 40 PVC acceptable
where concealed within structure. No PVC piping above roof.
Refrigerant: Type "L" copper, pre -cleaned and sealed for refrigerant piping use.
REFRIGERANT PIPE INSULATION
3/8" Armaflex on refrigerant suction lines and all buried lines.
TEMPERATURE CONTROLS AND WIRING
Wiring is included under the Electrical Division of the specifications but all integral starters,
controls, relays and other devices are included under the Mechanical Division. All equip-
ment, devices and wiring shall conform to the National Electric Code. All controls shall be
furnished and properly identified with instructions for proper connections. Responsibility
for proper connections and operation is included under the Mechanical Contractors
responsibility. Verify ALL voltages, phases and electrical connections with the Electrical
Contractor before ordering ANY equipment, and if any discrepancies occur, they shall be
brought to the attention of the Architect for his decision.
Changes that alter the character of the Work will not be permitted. Do not scale the design
Drawings.
If a conflict occurs between the design Drawings and Specifications, promptly notify the
Architect and/or Engineer. At that point, an interpretation will be made by the Architect
and/or Engineer and this decision shall be considered part of the Contract Documents.
AIR SYSTEM BALANCING
General: The air conditioning Contractor shall include in his bid the services of an
independent air balance and testing agency. A NEBB certified contractor may perform this
work if he has prior approval by the Architect and Owner. The testing agency shall be one
which specializes in the balancing and testing of heating, ventilating and moving
equipment and air distributing or exhausting systems.
Materials: All instruments used by this agency shall be accurately, calibrated and
maintained in good working order. If requested, conduct the tests in the presence of the
architect and/or the mechanical engineer responsible for the project and/or his
representative. Do not begin air balance and testing until system has been completed and

is in full working order. Put all heating, ventilating and air conditioning systems and
equipment into full operation and continue the operation of same during each working day
of testing and balancing of the air conditioning, heating and ventilating systems. The air
balance agency shall provide proof of having successfully complete at least five projects
of similar size and scope and shall be a certified member of the Associated Air Balance
Council or NEBB. Submit the Test and Balance Contract to the architect for approval
within 90 days after the Air Conditioning Contractor has received his contract to proceed
with the air conditioning installation to allow air balance agency to schedule this work in
cooperation with other trades involved, and comply with the completion date.
Air Balancing: Upon completion of the air conditioning system, the air balance agency
shall perform the test, compile the test data, and submit five (5) copies of the complete test
data to the Engineers for evaluation and approval.
PART 3 - EXECUTION
GENERAL
Install materials and equipment in an arrangement which will give the greatest practical
ease of operation and service by the Owner. Make no equipment substitutions which
would leave inadequate operating and/or servicing space.
Install all equipment in accordance with these specifications and all manufacturer's
recommended installation procedures.
Perform all work in accordance with the best trade practices. Install all materials and
equipment squarely with the building lines. Provide level, rigid, permanent bases and
supports for all work.
Construct and brace equipment, piping, etc., so that there will be no vibration or rattling
when the system is in operation.
Cover and protect all equipment and materials from weather, theft, etc., until date of
r completion. Plug or cap all open ends of installed piping or ductwork.
DUCTWORK
Construct ductwork with materialau es joints, bracing g g ,) g and supports in accordance with
applicable recommendations of ASHRAE and SMACNA, with additional bracing as
required.

I .
Ductwork shall be rigidly constructed and air tight. Joints shall be tightly fitted with no
voids. Minor gaps shall be closed with canvas tape set into and sealed with brush applied
adhesive, or with silicone caulking compound. Do not utilize pressure sensitive tape.
Ship -lap all joints in fiberglass ductwork. Use metal reinforcing at all connections. Close
with heat sensitive tape, canvas tape and Arabol, or "Hard -Cast".
Seal all joints of ductwork above roof with glass fiber tape embedded in roofing cement.
Apply second coat of cement after first has set and finish with two coats of aluminum
roofing paint.
Make connections between flexible ducts and rigid trunk ducts with factory fabricated
fittings with damper and scoop (Where "tapins" serve single outlets, and where tap -in
damper is accessible, outlet damper may be omitted). Secure flex duct to fitting with
panduit clamps, installed to factory recommended tension. Install clamps on liner and
second clamp over jacket. Job inspection will require removal and replacement of a
random sampling of jacket clamps to expose liner clamp.
Elbows shall have a throat radius equal to duct width. Square elbows shall have turning
vanes. Transitions shall not exceed 4 to 1 ratio.
If obstructions require a change in duct shapes, maintain equivalent areas. All sized
shown on the Drawings are net dimensions inside the insulation.
Apply internal duct with full coverage of adhesive and seal edges. Provide mechanical
fasteners at 16" spacing.
AIR DISTRIBUTION DEVICES
Install tightly and square with building lines. Flanged devices shall be sealed air tight with
sponge rubber gaskets. Adjust blades and dampers for proper air distribution. Verify
exact positioning of all equipment with Architectural drawings and notes.
PIPING
Conceal all piping in walls, furred spaces, pipe spaces, or above suspended ceilings, as
shown on the drawings. Group piping wherever practical and install uniformly in straight
parallel lines, squarely with building lines.
Provide adequate space between pipes so that insulation may be applied where is
necessary. Install all exposed piping as close as practical to walls, columns, or overhead
construction to provide maximum head room and minimum interference with usable
building space.

Verifyall equipment dimensions and requirements for rough -in work. Bending or offsetting

of finished piping connections and "cocking" of fittings or trim will not be acceptable. Do
not support any piping weight from equipment.
Support horizontal piping with pipe hangers. Do not use perforated metal tape.
Refrigerant: Arrange piping for oil control. Use hard pipe for all long runs. Pitch lines
toward the compressor. Utilize long radius fittings and silver solder all joints. Provide
nitrogen purge of piping while making joints. Evacuate system to 250 microns prior to
charging. Halide torch test all joints. Demonstrate evacuation and Halide tests to
Architect.
PIPE HANGERS:
Piping 2-1/2" and Smaller: Use adjustable split ring malleable iron type or adjustable steel
clevis type with threaded solid steel hanger rods.
Grouped Piping: Trapeze type hangers with rollers may be used where 2 or more pipes
run parallel to each other. Submit shop drawings of all trapeze hangers for approval
before progressing with any work.
Size all hangers on insulated piping to fit outside covering.
REFRIGERANT PIPE INSULATION
Slip insulation over piping prior to assembly. Do not sift insulation lengthwise. Solvent
weld all joints. Do NOT use tape to secure insulation.
PART 4 - ALTERNATE EQUIPMENT
GENERAL
Specification herein by brand name is intended to establish a standard of quality.
Equipment listed on the drawings has been checked as to size and weight requirements,
and space allocation has been made accordingly.
SUBSTITUTIONS
Submittal of equipment by others acceptable manufacturer's must be complete in every
detail including space requirements, weights, complete performance data and
supplemental data requested by the Architect. Contractor shall be responsible for assur-
ance that equipment meets all requirements detailed in this and other sections, will fit
space as shown on the drawings.

PART 1 - GENERAL:
SCOPE OF WORK:
The Work required .consists of performing all labor and fumishing all materials, and
equipment required to provide a complete Sprinkler System installation as called for below,
and as indicated on the drawings. It shall further include fumishing and installing all
miscellaneous items required for the operation of the systems, whether specifically called
for or not. Determine in advance the shut -down of existing utilities. Install and deliver all
systems complete, in perfect working order, and in full accordance with the intent and
meaning of the specifications and drawings. The work in general consists of, but is not
necessarily limited to, the following:
A complete wet pipe automatic fire sprinkler system for the new building remodel.
Contacting the governing Fire Marshal- as to all required Work the Sprinkler Contractor
must do, prior to submission of bid, and incorporating and amount to do such Work in his
bid.
SUBSTITUTIONS:
The Contractor's attention is directed to the fact that the Drawings and the design of the
system are based on definite makes of materials or equipment which shall be considered
I, the. "specified standard".
Where manufacturers are listed in the Specification, Equipment List, or as scheduled on
the Drawings with respective model numbers, they are the "specified standard" for this
Project. Any other manufacturers listed without model numbers are acceptable
manufacturers to provide the equipment only when they supply equipment which meets
or exceeds the quality of the "specified standard".
Any material or equipment other than the "specified standard" shall be equal in such
features as noise level, power requirements, metal gages, vibration attenuation, finish,

appearance, certification of recognized testing agencies and standards bureaus, allowable
working pressure, physical size and arrangement so far as affects installation in the
available space, factory -applied insulation, electrical devices, controls, access to

internal parts, water and air -pressure drops, operating speeds, operating efficiencies, and
all other features and capacities specified herein. The Engineer shall be the sole judge
of the ability of any equipment and material other than the "specified standard" to meet
the requirements of the Specification and the burden of proof shall be the responsibility
of the Contractor.
Applications for substitution in "prior approval' process during the Bid Period shall be done
in accordance with the Architectural Specifications.
No substitute material or equipment shall be used or delivered to the job site without the
prior written approval of the Engineer.
SUBMITTALS:
Manufacturer's Data and Drawings: Within 60 days after award of Contract, and before
commencing any work, Five complete sets of Shop Drawings approved by all agencies
having jurisdiction submitted to Architect for review, prior to fabrication or installation of
sprinkler system, and Sprinkler Contractors Drawings indicating head locations and
piping in one completely marked and coordinated submittal sufficient to assure full
compliance with the Contract requirements, shall be submitted for review. All manufactured
equipment and material which the Contractor proposes to furnish shall be submitted at
one time. Partial submittals will not be acceptable.
List shall include appropriate make and model numbers, motor devices and controls,
electrical loads and characteristics, optional accessories, special features and other data
as required. In additional to the equipment and material list, "back-up" data submitted
shall include catalog sheets, dimensions, operating weights, certified performance curves,
and all other appurtenant data as required.
Prior to submittal, check the Shop Drawings thoroughly to ascertain that they comply in
detail with the Drawings and Specifications; that electrical characteristics are correct for
available space. Any deviations from the Drawings and Specifications shall be clearly
noted on the certified Shop Drawings. Stamp the Drawings with firm name, date, and
review indicating that the above has been complied with. Shop Drawings received without
this stamp will be returned reviewed without further explanation.
No work requiring a Shop Drawing submission shall be commenced until the submission
has been reviewed by the Architect.

Base Drawings on Architect's Drawings and details and show, in detail

metal Work included in the Contract. Indicate all piping and head locations showing
drops rating of heads, locations of heads, ductwork, etc. to indicate all required work to
be done by the Sprinkler Contractor.
11 AS -BUILT DRAWINGS:
Provide two (2) sets -of "As -Built" drawings and two (2) bound sets of all operations
manuals, diagrams, service contracts, guarantees, etc., one for the Owner and one for
Building Operations Department. Obtain a complete set of As -Built drawings of existing
construction from the Owners for information on existing conditions. Incorporate any
existing conditions on new As -Built drawings required to show the "Installed" installation.
SPECIAL DEFINITIONS:
Governing Agencies: (NFPA, Fire Marshal, Water Department etc.) Shall mean all
governing agencies must be contacted as to the requirements of the project, and
incorporate into the Bid.
CODES:
All materials, equipment and installation must comply with all NFPA, Fire Marshal's
requirements, Water Companies requirements, applicable laws, Codes, rules, and
regulation, required by City, County and State, as will as Federal requirements.
PERMITS:
This Contractor shall pay for all permits, licenses and fees required by state and local
iauthorities. Pay for all water tap fee's and meter charges required by all utilities and
governing agencies.
INSPECTION:
Furnish Architect with certificate of inspection and approval by local authorities prior to
final acceptance of the Project by the Architect. All Work must be inspected.

INTENT
It is the intention of the Specifications and Drawings to call for finished work, tested and
ready for operation. The term "Contractor" shall refer to the Sprinkler Contractor unless
specifically called out.
Any apparatus, appliance, material, or Work not shown on the Drawings, but mentioned
in the Specifications or vice versa, or any incidental accessories necessary to make the
Work complete and ready for operation, even if not particularly specified, shall be provided
without additional expense to the Owner. Should there appear to be discrepancies or
questions of intent in the Contract Documents, refer the matter to the Architect for his
decisions, before ordering any materials or equipment or before the start of .any related
Work. The decision of the Architect shall be final, conclusive and binding:
DRAWING AND DATA
Drawings are generally diagrammatic and are intended to convey the scope of Work and
to indicate the general arrangement of equipment, piping, and fixtures. The location of all
items not definitely fixed by dimensions are approximations only. The exact .locations
necessary to secure the best condition and results must be determined at the project and
shall have the approval of the Architect before being installed. Do not scale Drawings.
Make reasonable modifications in the layout as needed to prevent conflict with Work of
other trades or for proper execution of the Work without additional cost.
Minor details not usually shown or specified, but necessary for proper installation and
operation of a system or piece of equipment, shall be included in the Work and in the bid
price, the same as if specified or shown.
Should the particular equipment he proposed to install require other space conditions than
those shown on the Drawings, the Contractor must arrange for such space before
submitting his bid. Such changes becoming necessary on account of failure to comply with
this paragraph, the Contractor shall make such changes at his (Contractor's) expense.
Should conditions require any rearrangement to suit the design of equipment or piping
furnished, submit working drawings showing in detail and schematic all changes and
receive approved return copies before proceeding with and work.

INVESTIGATION OF CONDITIONS
' Examine the Contract Drawings and all available information concerning existing
installations, structure, excavations, and local conditions bearing on labor, transportation,
handling and storage of materials, etc. Bidders on Work under this Section shall visit the
site to satisfy himself as to the nature and scope of all Work to be done. The submission
of bid will be taken as evidence that such an examination has been made and difficulties,
if any, noted. Later claims for labor, Work, material, and equipment required for any
difficulties encountered which could have been foreseen will not be recognized, and all
such difficulties shall be properly taken care of by this Contractorat no additional expense
to the Owner. .In no event will the Engineer assume any responsibility for any
interpretation, deduction, or conclusion drawn from the examination of the site.
UTILITY CONNECTIONS
Before any water Work is done, uncover the existing water main at the point where
connection is to be made and determine the actual location. Adjust piping accordingly.
Connections to water mains shall be in accordance with utility department or company
regulations. The Contractor shall include in his Bid such costs for these connections if
required.
LAYING OUT OF THE WORK
The Contractor shall carefully lay out his Work on the premises and make proper provision
for the other Work. The exact location of each item shall be measurements at the building,
and in cooperation with other Contractors. The Contractor shall be responsible for
accurately locating all openings for pipes, etc. and all access doors required.
The Drawings do not give exact details as to elevations of lines, exact locations, etc., and
do not show all the offsets, and other installation details. The Contractor shall carefully lay
out his Work at the site to conform the Architectural and Structural conditions, to provide
proper grading lines, to avoid all obstructions, to conform to details of installation supplied
by the manufacturers of the equipment to be installed and, thereby, to provide an
integrated, satisfactorily operating installation.
COORDINATION:
All Contractors shall be responsible for coordinating Work with other trades affected by
each others Work and for cutting and re -finishing of existing walls, floors, solid and
suspended ceilings etc., where required by Work shown and noted herein. Install all Work

to clear new and existing architectural and structural members. No items such as pipe,
fittings, etc., shall not be installed in conflict with equipment. Coordinate all cutting and
patching with the General Contractor. Subcontractor shall be responsible for all cutting
and patching of his Work. Obtain written permission of Architect before proceeding with
any cutting or patching of structural systems.
EXCAVATION AND BACKFILL
The Contractor shall do all excavating, filling, and backfilling necessary for the installation
of his Work including shoring, bailing, and pumping as required to maintain his trenches
and keep them in dry condition until the Work required has been installed, tested, and
approved. Remove all excess excavated materials and remove from the site. Do not cut
any trenches near of under footings without first consulting with the Architect. Compact
and tamp backfill to original grade and remove excess dirt as directed. No work shall be
covered until properly tested and approved. All pavement, sidewalk, piping, and electrical
conduit, caused to be cut or damaged by this section shall be restored to original condition
by workmen qualified and active in the trades involved.
Do all back filling and final grading as directed in the Architectural Specifications and
Drawings. Excavation and backfill shall be in accordance with all requirements of Division
2 at the Architectural Specifications.
ESCUTCHEONS
Where exposed pipes or conduit pass through floors, walls, or ceilings, they shall be fitted
with chrome.brass plates with round head set screws. Spring clips will not be acceptable.
Plates shall be secured to the pipe or conduit.
Escutcheons shall be of sufficient outside diameter to cover the sleeve opening and shall
fit snugly around the pipe. Where necessary to cover heads of fittings or sleeves extending
through floors, special deep escutcheons shall be provided.
PIPE EXPANSION
All pipe connections shall be installed to allow for freedom of movement of the piping
during expansion and contraction.. Expansion loops and expansion joints with proper
anchor and guides shall be provided as required. Anchors and guides shall be subject to
the review of the Architect. All supports shall be installed to permit the materials to
contract and expand freely without putting and strain or stress on any part of the system.
Install offsets, swing joints, expansion joints, pipe clamps, and anchors as required to
permit expansion and contraction of piping system.

INSTRUCTION OF OWNER'S PERSONNEL
Prior to the acceptance of the Work during a time to be designated by the Architect,
provide the necessary qualified personnel to operate each system in the entire installation
for a period determined by the Contractor as to whether the Owner is satisfied that his
representative has complete knowledge of the sprinkler systems, and there operation.
During the operating period, fully instruct the Owner's representative in the complete
operation, adjustment and maintenance of each respective installation.
GUARANTEE
Guarantee that all Work installed will be free from any and all defects and that all
apparatus will develop capacities and characteristics specified under the requirements of
NFPA, Fire Marshal etc., covering the specific Work, and that if during a period of one year
from date of completion and acceptance of Work, any such defects in workmanship,
material, or performance appear, they will be immediately replaced, repaired, or otherwise
corrected subject to approval by the Owner without cost to the Owner within a reasonable
time, to be stated in the Notice to the Engineer.
1 Replace or repair to the satisfaction of the Owner any and all damage due to the Building
or its contents or to Work of other trades on consequence of Work performed in fulfilling
the Guarantee periods of one year.
�! CLEANING:
At the completion of the Work and prior to final acceptance, all parts of the Work installed
under this specification shall be thoroughly cleaned. All equipment, pipe, valves and
fittings shall be cleaned of grease, metal cuttings and sludge which may have accumulated
by operation of the system for testing here -in before specified or from other causes.
PART 2 PRODUCTS:
WORK:
The Work in the Section includes, but is not necessarily limited to the following principal
items:
■ Design and installation of a complete automatic fire sprinkler system for the areas
specified above.
Securing all necessary Permits and inspections.
Fees by governing agencies shall be
paid by the Sprinkler Contractor.

Field verification of all dimensions, existing equipment, valves, and heads. No extra
charges or compensation will be allowed for any differences between actual dimensions
and measurements indicated.
Providing a letter of acceptance from the appropriate agency having jurisdiction and
completed printed instructions on operation of system to the Owner.
All excavation and backfill for piping Work in strict accordance with these Specifications,
cutting and patching of Work to accommodate piping, and protection of Work and
materials. Excavation, backfilling, and compaction shall be as specified in Division 2.
Furnishing miscellaneous materials such as brackets, hangers, steel supports for
equipment, concrete thrust -blocks, expansion joints, inspector's test connection, etc. All
piping shall be braced for a seismic #2 zone.
Electrical connections to fire alarm system.
The design, equipment, materials, installation, and workmanship shall be in strict
accordance with the required and advisory provision of NFPA 13. Each system shall
include all materials, accessories, and equipment inside and outside the buildings
necessary to provide each system complete and ready for use.
Each system shall be designed and installed to give full consideration to built-in spaces,
piping, electrical equipment, ductwork, and all other construction and equipment to
afford complete coverage and be free from operating and maintenance difficulties, all in
accordance with detailed drawings to be submitted by the Contractor for approval.
Devices and equipment shall be of a make and type listed by the Underwriters'
Laboratories, Inc., or approved by the Factory Mutual Laboratories.
The Work for the building shall begin at connection to the underground C.W. main.
Coordinate required water service entrance, work with plumbing Contractor.
Where the building is to be built as a shell type building, the Contractor shall provide a
complete and working sprinkler system such that the only Work required by the Owner to
complete the Sprinkler System will be the addition of pipe drops and sprinkler heads in the
tenant ceiling spaces when the future ceilings are added. The Contractor is instructed to
review the Architectural and Structural Drawings and determine as to which ceilings are
to be finished at this time or will be finished at a latter date. The Contractor shall adjust
his design accordingly; and incorporate the addition of the future tenant spaces in His
design.

Instruction Manuals: Contractor shall furnish instruction manuals, containing complete
instructions for the specific make and model of the alarm valve furnished. One copy of
each instruction manual shall be placed in a flexible oil resistant, protective binder and
mounted in an accessible location in the vicinity of each alarm valve. Four additional
copies of instruction manual shall be furnished to the General Contractor for
incorporation into installation manual.
DESIGN OF SPRINKLER SYSTEMS:
Design of wet pipe sprinkler systems shall by pipe schedules or hydraulic calculations
and shall conform to NFPA 13 and to the requirements as specified hereinafter.
The Sprinkler Contractor is directed to the fact that these Specifications are performance
meaning that at the time of submission of bid the Contractor has contacted ALL governing
agencies as to the scope of the Work to be done for the entire project as outlined here -in.
This shall include contacting ALL Fire Marshal's having jurisdiction, water departments
(Private and Public) etc. and including in His bid an amount to do such Work required
by them. Submission of bid shall so indicate that all agencies have been contacted. In
His bid include all required Work such as Back-flow preventers, concrete vaults, fire
department connections fire hose cabinets, booster pumps etc. to provide a complete and
working system ready to use when the building is occupied by the Owner. Determine in
advance of the bid the street pressure and incorporate the required devices and piping
Sto meet all of the requirements of NFPA and Fire Marshal's requirements.
Sprinkler Heads: Heads shall have nominal 1/2" orifice. Release element of each head
shall be of the intermediate temperature of rating or higher as suitable for the individual
location where it is installed. Finish of ceiling plates and pendant sprinkler in suspended
ceilings shall be chromium plated. Sprinkler heads in all ceilings shall be recessed type
with recessed ceiling escutcheon.
Cabinet: sprinkler heads and sprinkler head wrench shall be provided in a cabinet at an
accessible location adjacent to the alarm valve within each building. The number and
types of extra sprinkler heads shall be as specified in NFPA 13. The cabinet shall be
manufactured 10 gauge metal cabinet with hinged, lock type door, with wrenches
necessary to change. heads. Cabinet shall be of ample size to contain the heads and
wrenches.

Alarm Valve: Valve shall be of the variable pressure type complete with all accessories
and appurtenances necessary for the proper operation of each system and to prevent
false alarms due to surges or other conditions in the supply to each system.
ALARMS:
Water Motor Alarm: Provide alarms of the approved weatherproofed and guarded type,
to sound locally on the flow of water in each sprinkler system to which it is connected,
and shall be mounted on the outside of the outer wall of the building mounted below the
glass. Coordinate all Work with the Architect.
Pressure Switch: Provide switches with circuit opener or closer for the automatic
transmittal of an alarm over the facility fire alarm system connected into the fire alarm
system. Alarm actuating devices shall be of the mechanical diaphragm controlled water
flow type without retard feature, which instantly recycles when pressure is released on
the diaphragm.
ABOVE GROUND PIPING SYSTEMS:
Piping shall be run concealed in areas with suspended ceilings and shall be inspected,
tested, and approved before being concealed. Fittings shall be provided for changes in
direction of piping and for all connections. Changes in piping sizes shall be made
through standard reducing pipe fittings, the use of bushings will not be permitted.
Piping in areas having ceilings, other than the underside of the roof deck, shall be
concealed. Piping above stock and service areas may be exposed but shall be kept as
high as possible. All piping shall be clean and free of dirt.
Valves: Valves shall be provided as required by NFPA 13 and of types approved for fire
service. Gate valves shall be flanged clear opening swing check type with flanged
inspection and access cover plate. Provide an OS&Y valve in each riser, located
beneath each wet pipe alarm valve.
Identification Signs: Properly lettered approval metal signs conforming to NFPA 13 shall
be attached to each valve and alarm device.
Inspector's Test Connection: Test connections shall be provided V above the floor for
each sprinkler system or portion of each sprinkler system equipped with an alarm device
and shall be located at the hydraulically most remote part of each system. Test
connection shall be piped to a location where the discharge will be readily visible and
where water may be discharged without damage.

Main Drains: Drains shall be piped to discharge at safe points outside each building or
to sight cones attached to drains of adequate size to readily care for the full flow from
each sprinkler drain under maximum pressure. Auxiliary drains shall be provided as
required by NFPA 13.
' Sleeves: Standard weight zinc coated steel pipe sleeves shall be provided for all pipes
passing through masonry walls, floors, and ceilings. Sleeves shall extend completely
through construction and extend 4" above the floor. Space between sleeves and pipe
shall be firmly packed with oakum and caulked both ends with insulating cement.
Escutcheon Plates: Sprinkler piping passing through floors, walls, and ceilings shall be
' provided with approved type, one piece or split type plates. Plates where pipe passes
through finished ceilings shall be chromium plated. Other plates shall be of steel or cast
' iron, with aluminum finish. Plates shall be securely anchored in place with set screws or
other approved positive means.
FIRE DEPARTMENT CONNECTIONS AND VALVES:
Fire Department Inlet, Connections: Connections shall be provided if the Fire Marshal,
Governing Agencies or NFPA requires, provide the approved two way type with 2-1/2" City
Fire Department hose threads with plug and chain. Fire Department Connection shall be
concealed clapper Y Siamese. Connect to sprinkler riser in an approved manner.
' Connection shall be complete with check valve and ball drip. Install 4" swing check
valve and ball drip. Connections must match threads of Fire Department having
jurisdiction at job site. Polished brass finish. (Potter -Romer). Coordinate all locations of
fire department connections with Architect.

Outside connections shall be labeled "Wet Sprinkler" for wet sprinkler system.
HANGERS, INSERTS, SUPPORTS
Furnish required structural members, hangers, supports, and inserts to keep piping in
proper alignment and prevent transmission of injurious thrusts and vibrations. Provide
supplementary angles, channels, plates, etc. where supports are required between
building structural members. Adequately support piping against sagging, pocketing,
swaying and displacement.
All piping shall be braced and swaybraced for Seismic #2 Zone in accordance with

Uniform Building Code and Uniform Mechanical Code. All pipe hangers shall conform to
NFPA requirements.

PART 3 -EXECUTION:
ELECTRICAL WORK:
Wiring: Control and fire alarm wiring, including connections to fire alarm systems, shall
be provided under this Section and shall conform to NFPA 70. The conduit shall be rigid
zinc coated steel. Coordinate required voltage of the required flow switches, tamper
switches etc., with the Electrical Contractor before ordering the respective equipment, as
to the required voltage and phase for connection to the fire alarm system. Compensation
for not coordinating with the Electrical Contractor will not be granted.
Controllers: Controllers shall be furnished with their respective pieces of equipment; and
shall have all electrical connections provided under this Section.
UNDERGROUND PIPING SYSTEM:
Pipe and Fittings: Piping under the building and less than 5' outside of the building walls.
shall be outside coated cement lined cast iron pipe and fittings conforming to NFPA 24
with the joints anchored in accordance with NFPA 24. Piping more than 5' outside of
the building walls shall be class 150 c.i. pipe tyton joints conforming to NFPA 24.
Valves: Valves shall be provided as required by NFPA 13 and of types approved for fire
service. Gate valves shall conform to AVWVA C500 with cast iron body and bronze trim,
and shall open by counterclockwise rotation.
CONTRACTOR QUALIFICATIONS:
Contractor performing Work is to be a licensed fire protection Contractor and is to be
regularly engaged in the installation of fire sprinkler systems. He may be required to
furnish satisfactory evidence that he has the labor and equipment available to maintain
a satisfactory schedule in doing the Work.
TESTS:
Prior to connecting to overhead sprinkler piping, the underground main shall be flushed
in the presence of a representative of the Rating Bureau and Architect and meet with
their approval. After completion of the installation, the entire system shaA be tested for
acceptance by the Rating Bureau.

ACCEPTANCE:
The Rating Bureau, after satisfying itself that the installation is satisfactory in all respects,
will issue a letter of final acceptance. Letter shall be addressed to the sprinkler
Subcontractor responsible for the installation, prepared in triplicate, and given to the
Architect for distribution.

PLUMBING SPECIFICATIONS
- PART I - GENERAL
CONDITIONS
General Conditions, Supplementary Conditions, Special Conditions, and other related
portions of Division I, apply to this Section.
SCOPE
Furnish, install, test, guarantee, and place into operation, a complete, operable, and
approved Plumbing System, as indicated or described by the Contract Documents. Secure
and pay for all materials, equipment, labor, supervision, fees, test, permits, certificates of
inspection and all other costs required.
REGULATIONS IN EFFECT
All National, State, County, and City Codes, Ordinances, etc., having jurisdiction. Rules
and requirements of utility serving agencies. (1997 U.B.C.)
Incorporate all codes, ordinances, etc., into the base bid and installation of work. No
additional funds shall be allocated for work required to conform to regulations and
requirements nor to obtain approval of work.
DESIGN DRAWINGS
Design drawings are diagrammatic and are only intended to define the basic functions
required. Provide all work, material, etc., necessary to accomplish these requirements.
Minor deviations from the design layout are anticipated and are a part of the work
included, however, no changes that alter the character of the work will be permitted. Do
NOT scale the design drawings.
If a conflict occurs between the design drawings and specifications, promptly notify the
Architect or Engineer. Interpretation made shall be considered part of the Contract.
QUALIFICATION OF WORKMEN
Use sufficient journeymen craftsmen and competent supervisors to ensure prompt, proper,
and safe execution of work.

SAFETY PRECAUTIONS
Exercise caution at all times to protect all persons and property. Furnish to each
employee, employment and a place of employment which is free from recognized hazards
that are causing, or likely to cause death or serious injury or harm to employees. Furnish
and maintain guards, railings, fences, canopies, lights, warning signs, etc., which are
required by law or necessary to protect all persons and property.
Be familiar with and comply with all applicable codes and laws, and in particular, the codes
of Federal Regulations, as administered by the Industrial Commission of Arizona.
SUBMITTALS
Shop Drawings:
Prior to fabrication or delivery of any material or equipment to the jobsite, submit seven (7)
hard bound and indexed copies of a brochure completely describing all major systems,
materials, fixtures, and equipment proposed to be used. Identify each item by the
designation appearing on the drawings.
Submittal is for information and coordination only. The Engineer will diligently review the
Submittal, however, this review does NOT alleviate the Contractor's responsibility to
comply with all project requirements. Any failure by the Architect of Engineer to note
any points of non-compliance shall NOT be construed to be an approval of the
non-compliance.
Record Drawings: Maintain accurate unceasing records of any and all changes from the
contract documents and shop drawings. Indicate all buried pipe locations by dimensions.
Upon completion of the project, deliver to the Owner, one (1) set of legible and
reproducible copies of these record drawings.
Guarantee: Upon completion of the project, deliver to the Owner, one (1) year guarantee
of the work performed. The guarantee shall cover the entire cost, including materials and
labor, of all work required by defect of materials or workmanship.
Manual and Operating Instructions:
Upon the completion of the project, deliver to the Owner a hard bound "Owners Manual".
Include in the manual, instructions prepared specifically for the systems provided, along
with all papers, descriptions, parts lists, instructions, warranties, etc., which were delivered
with the materials and equipment utilized in the project. Identify each item by designations
appearing on the drawings.

valves on supply lines to each individual fixture and item of equipment. All valves shall be
concealed within fixture or equipment where possible.
Specific reference to a manufacturers product
is only to establish type, quality, and
performance required. These qualifications are in addition to the requirements shown on
the plans and elsewhere in these specifications. Listing of alternate equipment
manufacturers shall not be construed as an unconditional approval of the products of those
manufacturers.

Sanitary: IAPMO approved ABS or PVC pipe and fittings.
Potable Water: Type "L" hard copper above slab, type "L" soft copper below slab.
EXCEPTION: IAPMO approved PVC may be utilized for buried cold water lines, outside
structure, in accordance with IAPMO installation standards.
Gas Piping: Polyethylene buried 18" below grade with 18 gauge copper tracer wire, rise
to 9" above grade shall be made with an approved anodless steel riser & transition.
Standard weight steel with threaded joints above grade, black pipe indoors, galvanized
outdoors.
Indirect Waste, Relief Valve and Miscellaneous Drains: Type "M" hard copper.

PIPING ACCESSORIES
Flash piping through roof with 26 gauge galvanized steel caulked to piping and extended
6" into roofing.
Provide cleanouts in horizontal drainage piping. Provide wall or floor covers for cleanouts
in concealed piping. Bring cleanouts in outdoor piping to grade and secure with 12" x 12"
concrete pad.
Provide polished chrome plated escutcheons in finished rooms, and polished brass in

VALVES
2" and smaller shall be all bronze gate valves with rising stem or ball valves. Butterfly

FIXTURE TRIM
Accessories, in general, are listed for each fixture. The Plumbing Contractor shall however,
supply all stops, traps, escutcheons, connections, etc., as necessary to complete the
installation of each fixture, whether such items are listed or not. Use polished chrome
plated brass faucets with removable trim, body and handles. Flush valves shall be
polished chrome plated brass diaphragm type with integral vacuum breakers, and screw
driver stops. Provide fixture stops or valves ahead of all equipment or fixtures. After
fixtures have been set in place and secured in place to walls, caulk all around between
fixtures and wall with white silicone caulking.
Escutcheon Plates: When uncovered exposed pipes and pipes passing through floors,
finished walls or finished ceilings provide chromium plated escutcheon plates. Escutcheon
plated will also be required at piping below cabinets.
Traps: Each fixture and piece of equipment requiring connections to the drainage system,
shall be equipped with a trap, unless specifically called out as not to have one. Use
polished chrome plated; fully adjustable 17 gauge cast brass P -traps and bottom cleanout
plug. Each trap shall be placed as near the fixture as possible. Traps installed on cast
iron soil pipe below grade or floor shall be cast iron.

Fixture Backing: Provide backing for wall hung fixtures other than for those with carriers.
Stud Walls: Install 1/4" x 6" wide steel flat backing plate to the inside web of the studs and
secured to at least three studs by welding or bolting.
Concrete Walls: Securely fasten steel brackets with heavy expansion shields and bolts of
proper length.
Trap Primers: Shall be installed on cold water supply at nearest fixture and run drain to
trap seal being protected. Trap primers shall be installed in plumbing chase or in
mechanical room behind fixture, and shall not be exposed in toilet rooms. All floors in
toilet rooms shall be protected by trap primers. Provide trap primers on all floor sinks in
mechanical, janitor, storage and utility rooms and where required by code.
All indirect waste shall be piped to nearest floor sink as required.
HYDRANTS AND BIBBS:
Hose Bibb (HB): Zum #1330 recessed type with bronze cover and bronze hose valve, 3/4"
threads, integral vacuum breaker, vandal -proof locksheild with wheel handle. Woodford
acceptable equivalent. _
MISCELLANEOUS SPECIALTIES:
Trap Primer: Precision P-2 or J.R. Smith 2699 automatic primer valve, all bronze. Provide
access panel where concealed.
' WATER HEATING SYSTEM
Water Heater:
UL and AGA gas fired approved, storage type with glass lined tank. Foam insulation with
decorative metal jacket. Magnesium anode rods. Three year guarantee against tank
failure. ASME temperature and pressure relief valve, with water rating (not steam rating)
equal to an approved receptor.
Hot Water Return Pump: All bronze. in-line circulator.

PART 3 - EXECUTION
GENERAL
Perform all work in accordance with the best trade practices. Install materials and
equipment in an arrangement which will give the greatest practical ease of operation and
service. Install all materials and equipment squarely with the building lines. Provide level,
rigid, permanent bases and supports for all work. Construct and brace equipment, piping,
etc., so that there will be no vibration or rattling when the system is in operation.
The specifications indicate general requirements for installation of all equipment, however,
also follow the manufacturer's recommended installation procedures.
Cover and protect all equipment and materials from weather, theft, etc., until date of
completion. Plug or cap all open ends of installed piping.
ROUGH -IN AND FINAL CONNECTIONS
Provide rough -in and final connections for all fixtures and equipment requirements. The
Contract Drawings indicate the general arrangement of the required rough -in, however,
all details and dimensions shall be determined from information obtained from the supplier
of the item. This requirement applies equally to equipment furnished by Owner or other
Contractors.
EXCAVATION AND BACKFILL
Accurately grade bottom of trenches to provide uniform continuous bearing and support
for each section of pipe. Test all Piping prior to backfilling. Backfill in accordance with all
applicable sections of these specifications. Make backfill in six inch (6") layers, each
thoroughly compacted as directed. Backfill shall be free of rocks, wood, and debris.
Restore to original conditions all pavement, sidewalks, lawns, landscaping, etc.. Jetting
is NOT an acceptable means of compaction or backfilling.
PIPING
Conceal all piping in walls, furred spaces, pipe spaces, or above suspended ceilings, as
shown on the drawings. Group piping wherever practical and install uniformly in straight
parallel lines, squarely with building lines.
Support horizontal piping with pipe hangers. Do not use perforated metal tape. Arrange
piping so that thermal expansion does not cause stress. Install and secure piping so that
hot and cold lines, and lines of dissimilar metals are not in contact.

of finished piping connections and "cocking" of fittings or trim will not be acceptable. Do
not support any piping weight from equipment.
Sanitary: Lay piping at a uniform grade make all joints close and square. Use fittings for
all turns and offsets. Uniformly grade and compact trenches prior to laying piping. Provide
continuous supports for all piping.
Potable Water: Make copper joints with 95-5 Tin -antimony or other non -lead solder.
Solvent weld PVC piping joints. Use dye colored primer on joints prior to solvent adhesive.
NOTE: No portion of PVC piping shall be less than 18" below grade. Utilize copper pipe
for all risers. Make PVC to copper connection with male PVC and female copper fittings.
' Natural Gas: Install per the Corporation Commission's installation standard. Make
threaded joints by applying teflon tape to male threads.
' TESTING REQUIREMENTS
Test all systems in accordance with all applicable codes, regulations, ordinances, etc., in
particular the Uniform Plumbing Code, current Edition, and as follows:
Sanitary: Static water pressure for four (4) hours
' Potable Water: Available pressure but not less than 150 psi P p for fifteen (15) minutes.
Natural Gas: 50 PSI for four (4) hours.
If any test shows the work to be defective in any way or at variance with specification
requirements, make all necessary changes and remedy all defects.
Test piping systems after installation and prior to being put into use, covered or concealed
by insulation, backfilling or building construction.
' HOT WATER PIPE INSULATION
Insulate all hot water supply and return piping to within one (1) feet of fixture or equipment.
Do not insulate frequently serviced components, such as control valves, steam traps,
pumps, etc.. Also do not insulate adjacent service unions and flanges. Terminate
insulation with 45 taper and canvas jacket.
Clean -Up: All uninsulated fittings, materials equipment and structures shall be left free
and clear of insulating and coating materials.

Fiberglass: Cover transverse joints and larger tears or penetrations with 4" wide tape.
Secure lap of facing and tape with full coverage of adhesive and outward clinch staples.
Insulate fittings with mitered sections of pipe insulation. NOTE: If pressure sensitive
adhesive is utilized, laps shall be secured with metal bands at 18" centers.
Insulate fittings with mitered sections of pipe insulation, premolded fittings, or wrap with
fiberglass wool to a thickness equal to the adjoining pipe insulation. Secure insulation with
multiple wraps of glass or jute twine. Smooth out surface with 1/8" thick Foster 60-25
mastic. While mastic is still wet, embed a glass membrane fabric and then apply an
additional 1/8" coat of mastic.
Cover all exposed insulation and all insulated fittings with 8 ounce canvas jacket. (Four
ounce canvas may be used on fittings 1-1/2" and smaller.) Saturate canvas with Foster
30-36 coating, diluted with water, one part water to three parts coating. Apply canvas
smoothly with lap placed next to wall or ceiling and finish with a final coat of undiluted
coating. Final coating shall be of sufficient thickness to fill all laps and cloth texture.
Protect insulation outdoors with an 0.016" thick aluminum jacket with 2" laps and secured
with bands on 12" centers.
Flexible Foam: Slip insulation over piping prior to assembly. Do not slit insulation
lengthwise. Solvent weld all joints. Do not use tape to secure insulation.
PART 4 - ALTERNATE EQUIPMENT
GENERAL
Specification herein by brand name is intended to establish a standard of quality.
Equipment listed above or on drawings has been checked as to size and weight
requirements and space allocation has been made accordingly.
SUBSTITUTIONS
Submittal of equipment by other acceptable manufactures shall be complete in every
detail, including space requirements, weights, complete performance data and
supplemental data required by Architect/Engineer. Contractor shall be responsible for
assurance that the equipment meets all the requirements detailed in this and other
sections as shown.

PART 1 - GENERAL
RELATED DOCUMENTS:
Plans and general provisions of the contract, including General Conditions and Division 1
specifications sections, apply to this section.
DESCRIPTION OF WORK:
This specification describes, in general, requirements of the electrical and related items of work
necessary for the complete job indicated by the contract documents. The plans and specifications
shall be considered as one. Whatever is called for by any one of the documents shall be as binding
as if called for by both.
All provisions of this section are applicable to the work specified in all the division 16 sections.

9 Rules and regulations shall be compiled with as set forth in the latest editions of the following
10 works, including any supplements thereto. The most stringent shall govem:

15 hereinafter referred to as the "code".

21 Whenever the plans or specifications require material, workmanship, arrangement of construction

24 regulations and plans, or specifications , regulations shall govern and shall be complied with at no
25 additional expense to owner. The Contractor shall pay for all required inspections, fees and permits
26 required by utility company before service is connected.

33 work of other sections shall permit. Deviations from plans required to make the work under this
34 section conform to building as constructed or to fit the installed work of other sections shall be made

37 Harmonize the work so that each piece of equipment will be installed so as to function properly.

TESTING AND ACCEPTANCE:
Test all wiring and connections for continuity, short circuits, and improper grounds. Correct failures.
Furnish the necessary testing equipment and pay the cost of testing, including the cost of
replacement or repair due to damage resulting from testing and cost of correcting damage and
failures.
Refer to Section 16610 for additional requirements.
A report of the findings of all tests shall be submitted in writing to the Architect.
CLEANING UP:
Keep the construction area, including storage areas, free from accumulations of waste materials or
rubbish. Prior to completion of work, remove rubbish from and about the premises together with
tools, scaffolding, equipment and materials. Upon completion of the construction, leave the work
and premises in a condition ready for occupancy by the Owner.

13 Plastic conduit shall be made of plastic material capable of meeting the following requirements
14
15 Schedule 40: Conform to NEMA TC -2, FS WC -1094, and UL -651 specification.

17 Schedule 80: Conform to same standards listed above.

19 Conduit shall be free from burrs, objectionable lines, striations, bubbles, welds and other defects that
20 would impair the service of the conduit.,

22 Conduit shall be delivered in manufacturer's standard lengths. Each length shall be labeled with an
23 Underwriters' label showing manufacturer's name or trademark. Label shall also designate the
24 material.

26 Plastic conduit for direct encasement in concrete shall be schedule 40.

28 Plastic conduit buried directly in the earth shall be heavy wall, schedule 80 or schedule 40.

30 Trench for direct burial shall be graded true and be free of stones or soft spots. Backfill shall be free
31 of stones and firmly tamped around the sides of the conduit. The backfill on the top of the conduit
32 shall not be tamped.

34 Plastic conduit lengths shall be joined by the solvent -weld method. Conduit shall be wiped clean
35 and cement shall be applied liberally to the outside of conduit end and the inside of the fitting.

37 be twisted 1/4 turn to assure smooth spread of cement and excess cement shall be wiped off.

39 Fittings shall be molded or fabricated from plastic material and shall be by the same manufacturer
40 and conform to the same standards as the conduit.

1 Underground bends shall utilize rigid steel sweep elbows treated with protective wrapping as
2 specified under "Conduits in Earth or Fill".

4 Cable and wire pulling into plastic cable runs shall incorporate the same method as used on steel
5 conduit. Petroleum based lubricants shall not be used.

7 RIGID STEEL CONDUIT:

9 Rigid steel conduit and conduit elbows shall be of standard weight mild steel tube, having a circular
10 cross section sufficient to permit the cutting of clean true threads.

12 Hot -dip -galvanized conduit shall have the inside and outside surfaces of each tube thoroughly
13 protected against corrosion by an even coating of zinc. (Electro -galvanized conduit does not meet
14 the requirements of these specifications). The zinc coating of finished conduit shall have an even
15 smooth appearance and be of uniform quality at all points of the length and the tube. The. zinc
16 coating shall be protected by a coating of acid and alkali -resisting lacquer on outside and inside of
17 the tube.

19 Each length of conduit shall be threaded on both ends and each end shall be reamed to remove burrs
20 and sharp edges formed by the cutting tool. At least one coupling shall be finnished assembled with
21 each length of conduit. Couplings shall be protected against corrosion in the same manner in which
22 the conduit is protected as described above.

24 Conduit shall be delivered in standard ten -foot lengths. Each length shall be labeled with an
2S Underwriters' Laboratories label showing the manufacturer's name and/or trademark. This label shall
26 also designate the primary protective coating.

9 The outside surface of electric metallic tubing shall be thoroughly and evenly protected against
10 corrosion with a coating of zinc. The inside surface if not thoroughly and evenly coated with zinc
11 shall be covered by a coating of enamel. The enamel coating or zinc coating of the finished tubing
12 shall have an even and smooth appearance and be of uniform quality at all points of the length of the
13 tube.

32 conforming to Type UA shall be used.

34 Such conduit shall consist of an oil -proof, liquid tight jacket or lining in combination with a flexible
35 metal reinforcing tubing, such as "Sealtite," as made by American Metal Hose (Branch of the
36 American Brass Company). Fittings shall be metal and of a type that will not separate from the
37 conduit and will make good electrical contact with the flexible conduit. Fittings shall be Appleton
38 Series STG or approved equal.

2 CONDUIT SIZE. BENDS JOINTS. ETC

4 Conduits shall be of ample size to permit the ready insertion and withdrawal of conductors without
5 injury to insulation or sheaths. In no case shall conduit be smaller than 1/2" electrical trade size, nor
6 less than the minimum requirements of the current edition of the National Electrical Code, nor less
7 than the size specified or noted on plans. Underground conduit and conduit to roof -mounted
8 equipment shall be a minimum of 3/4" electrical -trade size.

10 Where standard factory conduit elbows cannot be utilized and it is necessary that elbows, bends, or
11 offsets be made on the job, the minimum radius of curvature shall not be less than that specified in
12 the N.E.C.
13
14 Ends of conduit shall be cut square, and carefully reamed to remove all burrs and sharp edges.
15 Threads shall be cut straight and true, with the number of threads per inch and length of threaded
16 portion as specified by the Underwriters' Laboratories, Inc., Conduit, latest edition.

18 Conduit nipples shall have two independent sets of threads. Running threads shall not be used on
19 any part of the conduit system. Where conditions require joining two fixed conduits into a
20 continuous run, a conduit union, Erickson or equal, shall be used in place of running threads and
21 coupling.

23 Conduit joints for galvanized conduit shall be made water tight by applying a coating of red or white
24 lead on the entire conduit thread area before assembling. Conduit joints shall be drawn as tightly
25 as practicable. Special care shall be used to see that such joints are tight mechanically and that the
26 white lead application completely seals them against the entrance of moisture.

28 CONDUIT LOCKNUTS AND BUSHINGS:

30 Double locknuts and approved bushing installations shall be furnished on conduit terminations into
31 threadless openings. Also, the length of conduit threads at each conduit termination shall be
32 increased so that the bushings can be fully seated against the end of the conduit.

34 Locknuts shall be self-cleaning, malleable iron stampings with machine cut threads, and
35 cadmium plated to prevent corrosion.

7 for each installation, with end stops or tapered threads to assure tight conduit connections, and

4 building steel. Stud welding shall only be performed by experienced workmen using automatic
5 stud welders in a manner recommended by the manufacturer and approved by the Architect. The
6 automatic stud welders and studs for use with same shall be as manufactured by the Nelson

9 Where concrete, tile, brick, or other masonry is found unsuitable for supporting required loads

22 #50 or approved equal, spiral wrapped, 1/2 lapped to an overall thickness of not less than 40 mils
23 up to a height of 6" above grade.

25 CLEANING CONDUIT AND RELATED ITEMS:

27 Exposed conduit, pull boxes, safety switches, motor controllers, lighting fixtures, etc., shall be
28 carefully cleaned after the building and installation operations are completed.

30 EMPTY CONDUIT:

32 Conduit installed in concrete or wherever it is deemed necessary in the opinion of the Architect,
33 shall be swabbed or blown out with compressed air, to insure to his satisfaction that they are free
34 from dirt, obstruction, or moisture.

36 Spare conduit runs which are left empty shall be furnished with 200 lb. pull strings and shall be
37 capped at each termination. Exposed conduit shall be caped with standard galvanized plumbers
38 pipe caps. Conduits terminating in concrete shall be capped with a sleeve in such a manner as to
39 prevent protrusion above floor level or beyond surface of wall. Conduits so capped shall be
40 cleaned before capping as previously specified.

1 UNDERGROUND INSTALLATION METHODS:

3 Underground conduit shall be installed in accordance with the plans.
5 Excavations. Backfill and Compaction: Excavations shall be adequately and properly shored,
6 braced, and sheathed to prevent cave-in and settlement of adjoining soil, walls or footings.
8 Excavations shall be per plans to depth required by utility company or minimum required by
9 code.
11 Backfilling of trenches shall be done in such a manner as not to disturb the conduit. In all cases
12 the backfill around the conduit shall be carried up manually to an elevation of one foot above the
13 conduit. Backfill shall be earth, bank -run gravel, or sand thoroughly compacted to 90% of
14 maximum density at optimum moisture in accordance with ASTM -D-698 Method D, with the
15 aid of a hand or pneumatic tamper having a curved head.

17 The one -foot level mentioned above shall be placed in layers not to exceed 8" depth and
18 moistened to have the proper moisture content for the required degree of compaction. Each layer
19 shall be compacted as described above.
21 Where trenches are not subject to traffic, compacted backfill shall be to a grade two inches below
22 finished surface of paving. Trenches subject to traffic before being covered with paving shall be
23 filled to finished surface of paving.
Where underground conduits will be subject to traffic, they shall be enclosed within a rigid
galvanized conduit for added mechanical protection.
Inform Architect one day before backfilling is to be done.
30 Make measurements as to actual horizontal and vertical location of conduits. These measure -
31 ments shall legibly be marked on the record drawings.

Where final connection is made to a recessed fluorescent fixture from an accessible junction box,
that connection shall be made with flexible conduit equipped with a #14 bare -ground wire connected
to the box. The flexible conduit shall be of sufficient length so that when the fixture is dropped
below the ceiling, the junction box is readily accessible.
CONNECTIONS PULLING. AND IDENTIFICATION OF WIRE:
No wire shall be drawn into conduit until the conduit system is complete.
Powdered soapstone, talc, or pulling compound recommended by the wire and cable manufacturer
may be applied to the conductors to insure ease in pulling. Under no circumstances shall any
medium containing oil or water be used.
Feeder conductors serving panelboards shall be color -coded as. previously specified with colored tape
at all terminations identifying the phase.
Lighting, power, and control conduits shall be identified by panel and circuit number with 'Brady"
wrap-around, cloth -wire markers in all pits and pull boxes and at all terminations and junctions.
Feeders shall be identified by number and phase with 'Brady" wrap-around, cloth -wire markers in
all pull boxes, terminations, and junctions.

DESCRIPTION
Provide underground pull section, metering and distribution switches as indicated on plans. Written
approval of serving utility shall be obtained prior to fabrication.
PART 2 - PRODUCTS
Switchboards shall be of the dead -front, metal -encased, safety type. The construction shall consist
of a structural or formed- steel frame carefully braced and welded into a rigid structure which shall
maintain its alignment and not be damaged in shipment or erection, or by stresses resulting from
short circuits. Bolted housing construction with tack -welded joints will be acceptable. The frame
shall be completely enclosed on the rear, top, and sides with sheet -steel covers, door, and panels,
accessible from the front. The stationary portions of the steel frame and covers shall be a minimum
of Number 12 USS gauge. Front covers shall be removable. Removable covers shall be a minimum
of Number 14 USS gauge.
BUSES AND CONNECTION
Buses and connections shall be hard -drawn copper of 98 percent conductivity, Grade FC conforming
to the requirements of American Society of Testing and Material's B230, in accordance with
National Electrical Manufacturer's Association standards and as hereinafter specified. The structure
housing, bus, and connection shall be constructed and braced to safely withstand the short-circuit
currents as indicated on the plans. Connections shall be bolted or welded and laminations arranged
to secure ample contact area. Contact surfaces shall be silver-plated. A minimum of two plated
bolts, nuts, and lock washers per splice or connection is required for non -welded buses. Laminations
shall have a minimum of 1/4" spacing. Sizes and arrangement shall be such that the temperature rise

17 Provide circuit -breaker -type panelboards. The panels shall be for voltage and phase as shown on
18 the schedules with quick -break, branch -circuit breakers, each having the branch -load capacity shown
19 on the plans.

21 Circuit -breaker panelboards shall have dead -fronts, with main lugs only or main breakers noted or
22 required. They shall have 1,2 or 3 pole circuit breakers in branches calibrated as required by the
23 plans. Multi -pole breakers shall be common -trip -type. Circuit breakers shall have inverse -time
24 characteristics so that tripping will be avoided on slight momentary overloads but will be accelerated
25 on sustained overloads and short circuits. Automatic tripping in each circuit pole, capable of
26 ,withstanding short-circuit conditions without injury. Breakers shall be ambient -temperature
27 compensated. Feeder lugs shall be UL -approved for terminating both copper and aluminum
28 conductors.

30 Breaker mechanism shall trip free of the handle so that the contacts cannot be held closed against
31 a short circuit or abnormal overload. Breaker contacts shall be non -welding and non -corrosive silver
32 alloy, integrally braced to the contact arm and housed in arc -suppressing chambers. The circuit -

12 DESCRIPTION OF GROUNDING SYSTEM:

14 The main grounding electrode system shall consist of a bare #4 copper grounding electrode
15 conductor connected to a concrete encased electrode (LIFER) which consists of a minimum of 20 ft.
16 of #4 bare copper installed within 2 inches of the bottom of the structure foundation. This "UFER"
17 must not be connected to the steel rebar in the footing. It must be independently supported above
18 the bottom of the footing. All other building electrodes must also be tied into the system per 250-81
19 of the NEC to form a grounding electrode system. These building electrodes are: any metal
20 underground water pipe that is in direct earth contact for at least 10 ft., the metal frame of the
21 building where effectively grounded, and a ground ring consisting of at least 20 ft. of conductor #2
22 AWG or larger and buried not less than 2'h ft. deep.
23
24 The grounding electrode system shall include, but is not limited to: grounding conductors, fitting
25 connectors and all other devices and material as required to render the system complete and must
26 meet the requirements of NEC article 250.

28 Except where specifically indicated otherwise, all exposed noncurrent carrying metallic parts of
29 electrical equipment shall be bonded together to limit any difference of potential voltage between
30 the two points. Metallic raceway systems may be considered the equipment grounding system where
31 specifically approved or where noted in the NEC. Equipment grounding conductors must be
32 installed in all non-metallic conduit system. All load side equipment must have the neutral system
33 isolated from the equipment grounding system. The equipment grounding system must provide a
34 low impedance path from the equipment back to the source equipment grounding bar. This
35 equipment grounding bar must be connected to the system neutral at the source by a main bonding
36 jumper sized per 250-79(c) of the NEC. The equipment grounding conductors must be sized at least
37 as large as required by 250-95 of the NEC.

39 The grounding electrode system must connect to the service neutral, if required, or to the system
40 grounded conductor if a neutral is not required. Section 250-23(a), exception 5, of the NEC allows

Neutrals throughout the system shall be solidly grounded at one point at the system source.
Lighting and power panelboard shall be grounded by connecting a conductor to the grounding stud
and to the incoming and outgoing feeder conduits grounding bushings. Each grounding -type
bushing shall have the maximum ground wire accommodation available in standard manufacturer
for the particular conduit size. Connection to the bushing shall be with wire of this maximum size.
The central equipment for the fire protection alarm system shall have its grounding terminal
connected to the ground lug on the panelboard serving the system by means of a #6 green coded
insulated conductor, run in 3/4 rigid steel conduit, utilizing a ground clamp.
