Johnsmiller 77-438 Calle Chillon La Quinta, CA 92253 A special field inspection was conducted at the above mentioned residence for an abandoned single family dwelling by it's current tenant. The following information is provided to identify existing conditions as it was observed. *The home was found abandoned and filthy. Standing water was observed at both the hallway closet forced air unit (FAU) and hallway bathroom electric hot water heater. Standing water is collected at each appliance noted above with what appeared to be a plastic rectangular basin. The basins were full, overflowing and full of algae. The hallway appeared damp and evidence of mold and fungi were present. *A un -permitted exterior 110 volt receptacle was observed below the main electrical service panel at the rear of the structure. The outlet was constructed for the washing machine which is placed directly in front of the main electrical service without weather proof construction and exposed wires. Additionally the receptacle appeared to be un -grounded. *An un -permitted attached patio cover has been constructed at the rear of the structure. The patio was constructed with untreated nominal 2" x 4" studs as posts, installed directly into the ground with light framing above supporting a lattice type roof. The structure as observed does not meet the minimum City prescriptive patio standards and as constructed is not approvable. *An air conditioning unit is installed in the north side yard. The A/C appliance encroaches into the required. side yard setback. No permits are on file for the installation of the as -built air conditioning system in place. The A/C equipment will be required to be relocated to an approved area for mechanical equipment installations. *An un -permitted light frame lattice carport structure has been constructed encroaching into the north side yard setback. The structure as constructed is not permitted. *Exposed electrical wiring was observed at a wall fixture receptacle in the livingroom.
