SUBJECT: MBA 2021-0006 MODIFICATIONS TO EXISTING STORE FRONT AND
ADDITION OF A SECOND LOADING DOCK
Dear Ms. Sunderland:
The Design and Development Department has reviewed your request to make modification to an
existing building located at 78-945 Highway 111. It has been determined that said plan modifications
are minor and will not result in a significant change in the original project as approved by the decision-
making authority under Specific Plan 1987-011 and Site Development Permit 2002-751.
The proposal includes minor modifications to the existing store frontage, exterior color modifications,
and addition of a second loading dock. The additional square footage does not exceed 10 percent.
Therefore, the modification is approved as shown on the attached exhibits, subject to the following
conditions of approval:
1. The applicant shall conform to all other corresponding conditions of approval for Site
Development Permit 2002-751 and Specific Plan 1987-011.
2. The applicant shall inform the City of La Quinta’s Planning division of any subsequent changes
to building. Additional modifications may require subsequent review and may result in
additional condition(s) of approval.
3. The applicant shall apply for and obtain a building permit for this work, and any other City of
La Quinta permits as required.
Building Division
4. Plans shall be prepared to the applicable code at the time of submittal for building
permit. Non-Residential Projects are required to be prepared by a Licensed Architect or
Engineer. On each sheet of submitted Plans, provide the preparer’s name and
telephone number and digital signature and his/her stamp as prescribed by California
Business and Professions Code '5536.
Fire Department
5. Office of the Fire Marshal shall review Building Permit submittals.
6. Modification/extension of the automatic fire sprinkler system will be required to protect
the addition. Deferred submittals by C-16 contractor will be required to be reviewed and
approved.
