Water Heating = 1 Po=nt Total: 0 PLAN CHECK FOR 51-285 Calle Quito — Plan Check #2 You have submitted the same set of plans for review a second time. Please read the initial comments. The . drawings as submitted are incomplete. The engineer provides analysis for Lag Screws without explanation . of how the screws are used. 1. The plans are much too confusing to check as submitted There is contradictory informtion that references the stress -skin panels as well as modifications for a fix as well as alternative plan. The WP sheets should be omitted from the set and all applicable information transferred to a clean set. Indicate a scope of work for those area's that require modification, cloud them and reference them clearly. 2. If you wish to follow your alterative and convert the structure to conventional constru--tion, you must provide a revised set of drawing with all proprietary elements removed. The plans must reflect each step as to how you plan to convert the structure with appropriate details referenced to tike plans. .3. The revisions must be accompanied by analysis which is wet stamped by the engineer of record that clearly explains how the conversion was made, how the load's developed in the roof diaphragm are developed and connected to the foundation. Use sketches and load path diagrams as ne xssary to explain completely 4. If you intend to use other than 2x stud framing at a maximum of 24" on center, you must provide an explanation with supporting calculations for the modification to the initial system.as well as evidence .of how the system will peiform. This includes, but is not limited to, a deflection_analysis for all shear walls. 5. As noted in the original plan check, to conform to conventional constriction, the studs must be placed in the plane of the load applied and must be connected to the double top plate and sole plate in a manner indicated in Section 2326 of the Uniform Building Code. The method shown dbes not comply. Placing flat studs on the surface of the sheathed wall and screwing the plywood from t><e backside, does not provide sufficient lateral strength that the wall will act the same as a 2x stud Fall spaced at a maximum of 24 inch on center. If you believe otherwise, you must provide the proof for evaluation. 6. Revise the original lateral analysis to conform to 1994 UBC provisions. Provide.a lateral analysis that clearly compares wind and seismic in each designated line of shear. The method you have shown for distribution of shear is for the determination of base shear only but is not necessarily sufficient to analyze the distribution of worst case conditions to each wall. You must clearly show your math, so I can understand where your numbers originate — if wind controls, you must reduce the resisting moment by two-thirds. Your shear wall distribution makes the assumption that seismic controls by the use of a reduction value 0.85. This is not generally true with lightweight one. story wood structures and will vary depending upon depth of diaphragm and the diaphragm'aspect ratio. You must consider this at each line of shear so that you can justify your load path 7. Your shearwall values for stress -skinned panels are no longer valid The allowable shear was based upon a proprietary system that was to.have supporting test data for the values used. It is diff cult at best totry and compare what is existing against what is required by conventional construction. 8. Provide a new shear wall schedule on the revised plans. Take out all references to shearwalls 1 through 8 as indicated on the WP plans. These no longer apply. Clearly indicate a detail for each type of wall and how the wall is to be modified to obtain the code rated shearwall values. For exan;ple, you can not obtain the value for 7/16" plywood on both faces of the wall if you intend to remove or cut through one side to install additional studs. You must clearly show how the -wall will be repaired t® return the code rated values for each side. 9. 1 asked on the original plan check that the corrections be submitted with a letter of explanation to justify or answer each correction. I will not continue to plan check this set until I am omfident that the engineer ofrecord has reviewed and responded to the .corrections. 10. Additional Corrections may follow. . Jo 19 PLAN CHECK FOR 51-285 Calle Quito — Plan Check #1 1. EXPLAIN IN WRITING WHAT MODIFICATIONS ARE BEING DONE AND WHY THEY ARE NECESSARY. EXPLAIN WITH LOAD DIAGRAMS SHOWING ALL APPLIED LCADS, ECCENTRICITIES, REACTIONS AND DEFLECTIONS, WHAT IS BEING ACCOMPLISHED BY THE INSTALLATION OF A 2x6 BONDED AND CONNECTED TO THE FACE OF THE PANEL. 2. ALTERNATIVE MODIFICATIONS WILL CONVERT THIS RESIDENCE INTO A CONVENTIONALLY FRAMED STRUCTURE. ENGINEER SHALL SPECIFY ALL SHEAR WALL CAPACITIES, NAILING AND PANEL INFORMATION CLEARLY ON PLANS. 3.. WHERE 3/8 INCH STRUCTURAL GRADE 1 PLYWOOD IS USED, THE VALUES :MAY NOT BE INCREASED TO THE EQUIVALENT OF %z INCH STRUCTURAL GRADE 1 PLYWOOD WHEN STUDS ARE SPACED GREATER THAN 16 INCHES ON CENTER. ENGINEER SHALL PROVIDE A SHEAR WALL SCHEDULE THAT INDICATES THE APPROPRIATE VALUES USED IN THE DESIGN. 4. CLEARLY SHOW AN ELEVATION AND CROSS-SECTION OF THE EXISTING PANEL ON THE STRUCTURAL DRAWINGS, AND SHOW WHAT MODIFICATIONS WILL BE PERFORMED TO CORRECT DISCONTINUITIES AT EACH PANEL. .SHOW ALL STRAPS, ANCHORAGE AND NAILS TO CORRECT THIS DISCONTINUITY. 5. YOUR ANALYSIS AND SKETCHES DO NOT CLEARLY SHOW WHAT YOU HOPE TO ACCOMPLISH. PROVIDE SUFFICIENT ENGINEERING AND DRAWINGS TO S JPPORT YOUR INTENDED GOAL. 6. USE THE ALTERNATIVE METHOD SHOWN ON YOUR DETAILS TO CONVERT THE SYSTEM TO A CONVENTIONAL FRAMED WALL. REBALANCE THE STRUCTURAL SYSTEM TO REFLECT THE SHEAR RESISTANCE BASED UPON CONVENTIONAL SHEAR WALLS. PROVIDE ANALYSIS FOR UPLIFT, AND REQUIRED NUMBER OF ANCHOR BOLTS PER WALL AS NEEDED TO RESIST FORCES IN EACH LINE OF SHEAF: BASED UPON REVISED SHEAR WALL CAPACITIES. 7. PROVIDE AN ANALYSIS TO SHOW WHERE WIND OR SEISMIC GOVERN. OVERTURNING MOMENTS (DEAD LOAD) SHALL BE INCREASED BY 1.5 OR DEAD-LOADRESISTING MOMENTS REDUCED BY 2/3 FOR WALLS GOVERENED BY WIND IN ACCORDANCE. WITH UBC SECTION 1619.1. INCLUDE THIS INCREASE IN YOUR CALCULATIONS. 8. PROVIDE A SHEAR DISTRIBUTION DIAGRAM TO MAKE THIS UNDERSTANDABLE. CLEARLY INDICATE WHETHER SEISMIC OR WIND GOVERNS IN EACH LIN -5 OF SHEAR. 9. PROVIDE A NOTE AND SCHEDULE ON THE PLANS TO PROVIDE STRUCTURAL OBSERVATION IN ACCORDANCE WITH SECTION 1702 -STRUCTURAL OBSERVATION AND SECTION 220 OF THE UNIFORM BUILDING CODE 1994. 10. SHOW HOW DOUBLE TOP PLATES ARE SPLICED IN REMEDIAL CONSTRUCTION OR VERIFY THAT PLATE SPLICES ARE IN COMPLIANCE WITH CHAPTER 2326 OF THE 1994 UBC FOR CONVENTIONAL CONSTRUCTION. 11. WE ARE ATTEMPTING TO CONVERT, THIS DESIGN WHICH WAS DONE USING PROPIETARY PANELS THAT HAVE NOT BEEN APPROVED BY TESTING TO BE CONVERTED TO A CONVENTIONAL SYSTEM. ALL PROVISIONS IN SECTION 2326 AND CHAPTERS MUST BE COMPLIED WITH. 12. ADDITIONAL CORRECTIONS MAY FOLLOW.
