For this reason, he requested that we provide these alternate foundation details. Attached are calculations for the drilled shaft footings, which are loaded in end bearing only. As requested, we have reviewed the above referenced Geotechnical Investigation Report as it relates to the future phases of the Old Town La Quinta commercial development. The Old Town La Quinta development is located on the south side of Calle Tampico between Avenida Bermudas and Desert Club Drive in the City of La Quinta, California. The second phase of the project will include the construction of buildings on parcels 4 & 5 (Building F & G). The associated site improvements are expected to include paved roadways and parking areas, concrete walkways, landscape areas and various underground utilities. Overexcavation extended to a depth of at least 5 feet below existing grade or 4 feet below the bottom of the footings as recommended in the referenced Geotechnical Investigation Report. Till soils consisting primarily of native silty sands and import soils were used to construct the pads. Observations and the results of compaction tests performed during rough grading are summarised in the referenced Report of Observations and Testing during Grading. Based upon our review, it is our opinion that the recommendations included within the referenced Geotechnical Investigation report remain applicable for the design and construction of the. proposed Phase 2 commercial buildings. The structural values (including bearing pressures and lateral pressures) recommended within the referenced Geotechnical Investigation report remain valid for the design of the commercial structure foundations and the related site improvements. In our opinion, the overexcavation performed during the initial rough grading has adequately addressed remedial grading criteria and additional overexcavation is not warranted provided that the proposed buildings fall within the previously established building pad areas. The existing pad surfaces should be cleared of the existing brass prior to grading. The exposed surface should be scarified, moisture conditioned and compacted to at least 90 percent relative r.nmpaction. Any fill material should be placed in thin lifts at near optimum moisture content and compacted to at least 90 percent relative compaction. Compaction should be verified by testing.
