Lavender Bistro restaurant, located .at 78-073 Calle Barcelona, within the La Quinta Village. The building improvements include the construction and placement of a walk-in cooler with internal access to the restaurants kitchen, improved landscape. areas, and exterior building improvements. All building. 'improvements are to be architecturally compatible with the existing building; including building stucco, finish, color, roof line and materials. The modification of the building to accommodate a walk- in cooler is subject to. the following conditions: 1. The walk-in cooler shall be installed along the building's east -facing elevation. The cooler is limited to interior building access only and shall not have access from the exterior of the building. The cooler shall be framed -in, with building finishes, stucco,. and trim to match the building's.. architecture. 2. The cooler addition is limited to twelve (12) feet in height. The addition's roofline shall be pitched at 3:12 and shall match the pitch of the existing building. 3. The cooler addition shall not exceed a total of three hundred and eighty (380) square feet. 4. The cooler is permitted to extend a maximum of four (4) feet into the adjacent parking area. The applicant shall construct. a new parking curb around the building extension. The new parking curb shall be engineered to allow for the proper draining of the impervious surface. The curb shall be a minimum of two feet from the building addition. The applicant shall re-stripe parking stalls. affected by the building extension to eliminate parking within the affected areas. 5. The applicant shall provide adequate screening around the building addition and new/existing round mounted mechanical equipment. The applicant shall work with Planning Department staff to ensure new landscape will adequately screen the equipment.
