If the preparer is a licensed architect or engineer, all documents prepared by that licensed individual shall also bear his/her stamp as prescribed by California Business and Professions Code §5536. Resubmittals will not be accepted with signatures missing. 3) Note on Plans: "All 'or equal' substitutions must be submitted to, and approved by the Building Official prior to installation of the item." 4) Provide the word "SHELL" adjacent to the words `Building A" and `Building B" as it occurs in Project Data and elsewhere in the Planset. 5) Provide the following notes on the Title sheet of Plans located in a prominent location stating: Shell 3uildi ig Notes 1. Because a shell building is not approved for any specific occupancy, the approval and installation of plumbing fixtures in sanitary facilities (restrooms) shall not imply that those facilities are sufficient.for . the ultimate use of any tenant space. The actual number of plumbing fixtures and sanitary facilities will be: determined during plan review for tenant improvements. 2. A Building Permit for tenant improvement is required prior to occupancy. Specific Occupancy, Exiting, Electrical, Mechanical, Plumbing, Energy and Accessibility Code requirements to be provided during plan review of the Tenant Improvement Permit Application. (Shell V -N and Parking Garage — II -N) "When a building contains more than one distinct type of construction, the area of the entire Building shall not exceed the least area permitted for the types of construction involved." (CBC §601.3, 504,505 and Table 5-B) As an example for BIM V -N = 8, 000 sf base area per. Table 5-B X 2. for 2. stories X 2 for Fire Sprinklers X 2 for maximum 60 foot yards on three sides per CBC 505.1.2 = 68, 000 sf Total Allowable Area shall be greater or equal to the total area of the Shell Building and Parking Garage (both floors). Demonstrate the 60 foot yards to be maintained for an Allowable Area Increase on the Overall Site Plan Sheet A1.0. S) Revise 'the materials of construction for the Parking Garage to conform to the II=N minimum. Type of Construction required per CBC Table 3H.. 9) Provide a full range of accessible parking spaces for the parking garage that conforms to the requirements of CBC §1129B, 1130B, 1131B and Table I IB -6.
