Good morning Cherie,
I have a quick question about the landscape plan the City would like to see as
part of the TTM submittal for the Wave project. Can we provide a conceptual
landscape plan for just the project’s public frontage and if so, would you want to
see a plan for the whole frontage or can we do typicals? We are just trying to
ascertain the level of detail that will need to be provided at this stage.
Thank you for your help.

Cheri's notes regarding the cumulative projects is in the attached pdf.
I saw possible bust in distribution pattern where 15% WB on Ave 54 becomes 5%w/o
Jefferson ( which is a cul-de-sac ). I think with 25 % or so headed toward the roundabout and
Jefferson/Ave 50, we should add those 3 intersections along Jefferson to the list ( Jefferson /
52, Jefferson / Pomello, and Jefferson / 50 )
They also make a statement that all CIP, DIF & TUMF improvement projects are assumed to
be in place by opening year. I suspect we have little or none in the way of improvements in the
coming years in that area, so don't know if you are doing capacity analysis and LOS, if you are
assuming the existing roadway configurations and lanes, or some future planned roadway
configurations?
The project should be widening the Avenue 58 frontage, widen the EB Avenue 58toadda
2nd EB left turn lane, and paying for a signal or portion of signal as appropriate.

Cheri, it looks like they addressed traffic concerns we mentioned last time, but can you check
the cumulative list, and will you be responding back to them or awaiting others to comment?
I'll be at office Monday if there is any need to discuss.

HI Nicole
For the Landscape Plan, you may submit a conceptual plan. We’d like to have it
for the public frontage and any lettered lots. Will this be a large lot TTM?

2nd EB left turn lane, and paying for a signal or portion of signal as appropriate.

thank you both, I will mention these to them
Bryan, would they also bond for or build a signal at Ave 58 and Madison - or pay some fair
share towards one? I understand there is some sensitivity to future signals, preferences
possibly for roundabouts like Jefferson and 53, etc - so just want to make sure that they know
up front what other type of improvements may be required or contribute towards, if any?.

Bryan, Cheri:
You both have more history with this project, just wondering f you see any issues that need to
be specifically discussed now, before they start their analysis?

they are assuming the existing roadway configurations and lanes, or some future planned
roadway configurations?

thank you both, I will mention these to them
Bryan, would they also bond for or build a signal at Ave 58 and Madison - or pay some fair
share towards one? I understand there is some sensitivity to future signals, preferences
possibly for roundabouts like Jefferson and 53, etc - so just want to make sure that they know
up front what other type of improvements may be required or contribute towards, if any?.

Bryan, Cheri:
You both have more history with this project, just wondering f you see any issues that need to
be specifically discussed now, before they start their analysis?
I saw possible bust in distribution pattern where 15% WB on Ave 54 becomes 5% w/o
Jefferson ( which is a cul-de-sac ). I think with 25 % or so headed toward the roundabout and
Jefferson/Ave 50, we should add those 3 intersections along Jefferson on their list ( Jefferson /
52, Jefferson / Pomello, and Jefferson / 50 )
They also make a statement that all CIP, DIF & TUMF improvement projects are assumed to
be in place by opening year. I suspect we have little or none in the way of improvements in the
coming years in that area, so don't know if when they are doing capacity analysis and LOS, if
they are assuming the existing roadway configurations and lanes, or some future planned
roadway configurations?
Your thoughts on all of the above?

Hi Steve,
We don’t know much more that you do but I do have a letter I provided to
them on the types of entitlements they appeared to need. I will attach that. It
looks like they have added a commercial corner on 58th and Madison since we
last talked to them. Some of the land use patterns may have changed as well.

Bryan, Cheri:
You both have more history with this project, just wondering f you see any issues that need to
be specifically discussed now, before they start their analysis?

I think they will be conditioned to add the second eastbound lane on Avenue 58 adjacent to their
