I based my reply to you on the fact that the current SP would allow those units, so the only “addiJon” is the
hotel and wave pool. That’s why I didn’t think it rose to a regional significance level. It’s your call – if we want
to do a 30 day review, that’s fine with me.

Unless they need State permits, there is sJll not a requirement to go 30 days/SCH. By the Jme this IS gets out
given that we have nothing in hand) the 60 days will have passed, and we’ll be under a new set of rules. If it
were to go out now, we’d need to do extra outreach and make sure that we noJced all the HOAs, etc.. I don’t
think it rises to a regional project (since it’s private and will not allow visitors more than, if I recall correctly, 3
Jmes per year).

I don’t know how much detail you are looking for, but I’ve detailed your three items a liYle more.
1. Full applicaJon submiYal in coming weeks - gekng so close!
2. City review and determinaJon of completeness.
3. Then applicaJon is circulated to city departments and outside agencies for comments for up to 60 days
4. Revisions by your team as needed based on city and agency comments.
5. ResubmiYal of revised materials.
6. City distributes CEQA document for comments – 20 day public comment period.
7. Prepare response to comments (as needed) and staff report.
8. Public hearing with PC and CC (3-4 weeks apart).

hearings have been postponed, and the insulated it was due to Covid and meeJngs being help virtually.

For the Planning Commission meetings, at this time, we are doing them
all remotely through Zoom and they are being live streamed on our
website. That said, all of this is subject to change based on how
Federal, State and local orders may change as the COVID-19 situation
evolves. It is possible that by the time your project is ready for
Planning Commission, we may be conducting meetings differently. But
for the time being, all is done remotely. You are welcome to tune into
the meeting next week on May 12 at 5 pm.
For the three items below regarding process, I’ll let Nicole answer those
since she is the case planner and is handling the day-to-day
