These zones have to do with “economically distressed” Census Tracts and
this one goes all the way down to the County line along the west side of the
Sea. Looks like this is why this area is in the OZ.
Also, the Wave site is within the Thermal Redev Area so we won’t be getting
property tax from them for a while. Is that the only tax the County keeps
per that bond? They are proposing a hotel component so we will get TOT at
least. Knowing this, do we want to ask them for a fiscal impact study?

That has been the million dollar question. When Gabe and I
spoke with them previously they pointed fingers at each other.
They also told us they didn’t know why it was zoned that
considering the properties around the area.
This is when we were trying to get parts of the cove back as
opportunity zones.

So it’s not an “opportunity” for the City but for the County…
The bond area only applies to property tax right? I believe the
majority of the surf area would be within this green area, ie. The
wave pool itself and possibly some hotel and some residential
would be in that as well.

I was speaking with the broker for the property adjacent to us and he mentioned there
was an opportunity zone in the area and sent the attached map. Is this accurate and
