For the Coral Mountain project, the public can view the documents. I have sent this email to the City Clerk to inquire what she needs for a records request to view the documents. The City doesn’t have a position one way or another on the project and Planning Commissioners and Council members can’t take a position on it until they have heard all the facts at the public hearing. Yes I do remember the importance of Form-based code. It make a great deal of sense. Moving from approving a facility based on how it is going to be immediately used to a more lasting perspective of how it fits in the vision. I am sure I don't have this all correct, but if you are training the Planning Commission and Council on this opportunity I know I have alot to 2 learn. On Coral Mtn. are the documents you list below available to the public, if so where? Is there a summary of the key position of the developer and the City? I suspect the City has not yet published your view of the project. Does that come out before the PC meeting? I am sorry to be asking so many questions. I know people in our community tend to listen to my opinions on subjects like this and I want to be as informed as I can be. If any of my questions are beyond what you can share at this time just tell me so. You’re welcome for the Highway 111 book. We thought since we had a few extra copies, we’d send them out to a few residents. Going forward with the Highway 111 plan, we are in the process of negotiating with a consultant team to provide engineering and planning services to take the vision further into reality. The scope involves educating Council, Planning Commission and residents on what form-based code is and how it works and applying that to a demonstration project area. If you remember, implementing a form-based code was a suggestion of the vision plan. Form-based code is a different way of using zoning and is a more wholistic approach to planning than traditional zoning. The scope also involves preparing design concepts using the vision guidance so that the improvements referred to in the vision can be applied to the real world and evaluate how they actually work. We are finishing up negotiations and will be going to City Council September 15 with a contract for Council review. I agree, the dealership area looks really neat! The Pavilion Palms project was continued until October 6 so they will be back with their plans on that date. The Coral Mtn Wave project has not been scheduled for any public hearings at this time. They are currently in the design review phase and are still preparing the necessary documents, environmental and land use, for their entitlements. Concerns about noise, traffic, dust control, and lighting are 3 addressed in the environmental document and mitigation is incorporated into the project. Well done. What is the status of any work to move this forward? I think the auto center is much better than it was now the display area is cleaned up and organized. The signs are much better as well. What is the status of the Pavilion's Plaza? I know it was carried over, but not sure to when and when we will get a view of their new proposal. I would like to learn more about the Coral Mtn. development on Madison across from Andalusia. I know they expect to come before the Planning Commission in Sept. or Oct. Has a date been set? Noise, lighting and traffic are all concerns for us. Where can I get a summary of all the data submitted? Also ever since the lack of landscaping and road completion on Ave. 60 I have pushed both the Planning Commission and the Council to demand walls and exterior landscaping as a priority. Build the walls, make them look nice from the beginning and then go ahead and build inside. Also there is concern about construction traffic and dust. How do we best address those concerns. We have been talking with the Merriwether Co. and they seem to be cooperative, but I have learned working with developers can be challenging.
