Hi Nicole,
Garree asked me to contact you regarding some language in the CEQA Document for The Wave. Nicole Vann
is out indefinitely for a family emergency; I believe all her email is currently forwarded to Paul D.
Do you have a phone number you prefer that I u4lize?

Nicole,
Your approach is correct, as IID has been asking us to cover all their work for private projects in our IS’s. You
have the op4on of forwarding the document to them before distribu4on, but we will make the final decision
regarding any changes they request. We will need to make arrangements for me to review their changes aler
the City has provided you with comments, and before the document is finalized.
Nicole

Hi Nicole,
I wanted to touch base on the environmental IS for the Wave and let you know in advance
about a request that has been made from IID.
IID has agreed to a distribution line extension from the IID substation facility on Avenue
58 to the project site and would like this distribution line to be incorporated into the
projects IS. The applicant would be responsible for installing a transformer bank to
update the substation and install three conduit systems as part of the extension. The
improvements would occur in the right-of-way as shown on the attached exhibit we
received from IID. I have coordinated with Donald Vargas in the Environmental
Department at IID on this request to ensure we cover what they need. Our intent is to
add the line extension, conduits and transformer bank into the project description and
then include them as part of our analysis in the relevant sections. We anticipate the IS to
be a Mitigated Neg-Dec and given the location of the IID work, we do not anticipate any
substantial impacts would occur to change this direction.
IID has agreed with this approach and also requests a draft of the IS/MND to review
before it is issued for public review. Once the MND is finalized, IID would proceed with
responsible agency findings and would need a copy of the lead agency-approved IS/MND
and a copy of the NOD filing.
I thought it would be good to bring this up now since there will need to be additional
agency coordination. We will continue to work with IID to get additional details to be
incorporated into the IS/MND. I would like to include you on our future correspondence
with IID so that you stay in the loop.
Please let me know if you have any questions.
Thank you,
Nicole Vann
