Flores Planning Manager Enclosures: Project Information Sheet c: Project files PROJECT INFORMATION PROJECT NAME: Travertine Specific Plan CASE NUMBERS: Master Project 2017-0007; GPA2017-0002, ZC2017-0002, SP2017-0004, TTM2017-0008, EA2017-0008 REQUESTS: Entitlements proposed are General Plan Amendment, Zone Change, Specific Plan Amendment and Tentative Tract Map LOCATION: South of Avenue 60, West of Madison Street PROJECT DESCRIPTION The proposed project includes development of a mix of uses including up to 1,200 dwelling units of varying product types, a resort/spa facility with 100 keys, recreational uses such as a golf facility featuring a clubhouse and a 9 to 12-hole skills course, neighborhood parks, public trail system, recreational open space and natural open space for conservation. The site currently has an approved specific plan for a more intense golf course-oriented community. The proposed project is located in the City of La Quinta in Riverside County on the southern edge of the Coachella Valley at the base of the Santa Rosa Mountains. The project is generally bounded by the extension of Avenue 60 on the north, the extension of Avenue 64 on the south, CVWD Dike No 4 on the east, and Jefferson Street on the west. Proposed ground disturbing activities are anticipated within Low Density Residential, Medium Density Residential, Resort, Resort/Golf, Open Space/Recreational, and Open Space/Golf areas. It is anticipated that minimal ground disturbance will occur in Open Space/Natural areas. These areas have been proposed to avoid known archaeological resources identified in the area during field surveys conducted between 2004 and 2005. During these 2004– 2005 surveys, 21 archaeological resources were identified. During those studies, National Register of Historic Place (NRHP) eligibility recommendations were made for each site: as a standalone site and as part of a proposed archaeological district. After identifying 13 eligible properties within the project area, the project was redesigned to avoid all 13 sites. Eight isolates were also identified. One is located within a low density residential designated area.
