Mr. Carlos Flores,
We are La Quinta homeowners (and full‐time residents) residing at 55080 Summer Lynn
Court. Our property (Monterra Lot 30) abuts the Morrow Ranch property.
We are concerned that the details in the above referenced application letter suggests an active
commercial business. The letter list activities to include three‐day weddings, corporate gatherings,
Coachella corporate events, clamping and family retreats that exceed the allowed number of daytime
occupants, etc. The letter suggest 500 attendees and 2.5 acres of parking directly behind our
home. Their facebook page also advertises: “The Villas @ Morrow Ranch coming 2019….The Villas will
consist of four brand new single family residences adjacent to the Ranch; offering larger parties the unique
opportunity of combining homesites.” This language begins to resemble a hotel or resort like operation.
We are concerned about the significance and frequency of activity suggested in the permit request and
Morrow Ranch facebook page. The activity described could result in excessive noise, lighting, and traffic that
would be inconsistent with a residential area. We live in a residential area and when purchasing our home we
believed the property adjacent to us to be residential and would remain residential, meaning the activity on
and about the property would be residential like. We object to the approval of activity that resembles a
significant commercial business with frequent major commercial events and we would ask the City of La
Quinta staff and Council not to approve or allow any activity that would be inconsistent with a residential
neighborhood. Thank you.
