Carlos,
Is there a hearing scheduled for the Morrow Ranch Event Area next to our property at Griffin Ranch. We as
home owners have a strong objection to this and feel there are plenty of these venues in our area already. It
will have a negative impact on our ability to sell through our property and is not fair to the existing home
owners.
Please let me know how best we can voice our objection as a group and the surrounding communities.

Thank you for assisting us on this. We plan to make a revision to our Plan 2. This would entail moving the
front columns on the breezeway back 12”, and the intermediate columns back 6” (for symmetry). This should
allow us to have 18’ at rear of the home and 16.5’ and the front of the home. Last week we discussed 18’ rear
and 16’ front with minor adjustments. Does this appear to work from your viewpoint?

Brian,
After speaking with the Planning manager, we ended up in the same spot that we had
discussed in our last counter visit. Essentially, the closest we can get is through two
minor adjustments to place the front yard setback at 16’ and the back yard setback to
be at 18’. We have stretched the interpretation and development standards as close as
we could but that is where we are at and what would need to be complied with. Moving
forward, it would require revisions to precise grading and minor adjustments for the

After looking at these and speaking with the Planning manager, the setback standard of
20’ would in fact need to be meet. With the veranda, we can consider it an architectural
projection and move it towards 18’, but a few of these are still out of compliance with
this. We also allow for a minor adjustment which allows for a 10% deviation from the
code, which would push you closer to the setback standard you are looking for. The
specific plan just doesn’t call out for any patio or cover that pushes you closer than this,
and the guesthouse setback would not be applicable. The options would be to revise to
meet these standard for the sites where this is in conflict, with or without the minor
adjustment.
Also, Joe, are those all of the Plans that would be in conflict with this? There aren’t any
other past or future lots that aren’t completed where this conflict also comes into play?
