Revocation of Occupancy 2019-08-02c4a Qalfra -- l \I 11 ORN1 \ August 2, 2019 Scott and Danielle Morrow Morrow Ranch La Quinta LLC 55075 Monroe St La Quinta, CA 92253 Reference: Revocation of occupancy for residential dwelling at 55075 Monroe St., La Quinta, CA 92253 Scott and Danielle Morrow, As you are aware, the City of La Quinta Code Enforcement and Building Divisions have been working with you to resolve renovations, additions and other construction activity done to various structures on your property without proper building permits and approvals. Thus far, you have obtained several electrical and other miscellaneous permits or have permits in the review process. Although you have been working on compliance for this unpermitted work, we have yet to see accurate plans and a scope of work for the main residential dwelling under permit application BRES2018-0184. Given the extent of the modifications (which appear to include added structural elements, added or altered plumbing, electrical and mechanical components, creation of sleeping rooms and bathrooms, etc.) we are concerned for the safety of the occupants without knowing precisely the extent to which the structure may have been altered and remodeled and if these modifications are in compliance with the minimum code standards. Consequently, in accordance with the California Residential Building Code sections R110.1 and R110.5, we will be posting the dwelling with placards that will read "DO NOT USE OR OCCUPY" and the postings shall remain in place until all plans are submitted, a permit(s) is issued, work is approved and the entire structure is deemed safe to occupy. Essentially, this means that you cannot continue to live in or rent this dwelling for others to live in and use. It does, however, allow the access to the building to remove furnishings and personal belongings and also permits access by contractors or other professionals for the purpose of investigating the building for the preparation of plans or for other investigation. t(V Q"fCu (AI IFORNIA Please contact me should you have any questions or require clarification regarding this action.
