The proposed Coral Mountain Resort (if you want to use the SP name) Wavc at Coral
Mountain project consists of 386 acres located at the southwest corner of Avenue 58
and Madison St, within the western half of the existing Andalusia at Coral Mountain
Specific Plan area (Attachment 1). The proposal consists of a 15-acre wave pool,
accessible to residents and their guests and hotel guests rofcssional
surfing, a 150-room hotel, resort commercial village with up to 57,000 square
feet of retail and restaurant space also only open to residents and hotel

guests, approximatcly 600 residential units, all of which could potentially to be used
as short-term rentals, and 60,000 sf of neighborhood commercial space at the
corner of Madison and Avenue 58 which will be open to the public. The
Specific Plan also proposes up to 4 surf -related 4-day events per year, open to
up to 2,500 daily attendees (in addition to residents and guests). The proposal
also anticipatcs cvcnts.

Here is the project description I'm using for the memo. Can you fill in the blanks
for me?
The proposed Wave at Coral Mountain project consists of XXX acres located at the

of a 15-acre wave pool, suitable for professional surfing, a 150-room hotel,
