Hello Ms. Rebryna,
Thank you for your questions. If the Planning Commission makes a recommendation to not
approve the request, the application still goes on to the City Council, with that
recommendation to not approve, and the City Council can still consider the application. The
La Quinta Municipal Code has provisions for Zone Changes in Chapter 9.220 at the following

Good day Ms. Flores,
I have a Process question please that I hope you can help me with.
Now that the comments period has closed for the DEIR re: Coral Mountain Resort, I understand that the next phases are as
per Ms. Sauviat Criste indicated ( in red below)
My specific question is as follows:
What happens if the Planning Commission makes "a recommendation" to City Council to NOT proceed with the zoning
change request?
Is that officially the end of the Application?
If this is the end of the Application made by the Developer, can the Developer "appeal" directly to City Council?
If the Developer can not appeal directly to City Council, what are possible next steps in the Process ?

All of the comments on the EIR will be published in the Final EIR/Response to Comments.
The Draft and Final EIR will be provided to the Planning Commission in advance of the public hearing on the
applications.
The Planning Commission (PC) will hold a public hearing(s) to consider the application. No hearing date has
been set.
The hearing will be noticed at least 10 days prior to the hearing date.
The staff report, application materials and environmental documents will all be available the Friday before
the hearing on the City's website.
The PC will receive the staff report, application materials and EIR in advance, and will take public testimony,
ask questions and make a recommendation to the City Council at the hearing.
The Planning Commission has broad discretion to ask for further information from staff or from the
applicant.
The Planning Commission does not approve the project - they make a recommendation to the City Council,
which has final authority.
