SUBJECT: MODIFICATION BY APPLICANT 2022-0010 TRADITION GOLF CLUB FITNESS
CENTER SITE IMPROVEMENTS AND PICKLEBALL COURTS
Dear Ms. Ackley:
The Design and Development Department has reviewed your request to make site
improvements to an existing building site located at 78505 Old Avenue 52. The proposal includes
minor modifications to the site layout, parking, landscaping and pickleball court. The plan
modifications are minor and will not result in a significant change in the original project as
approved by the decision-making authority. Therefore, the modification is approved as shown
on the attached exhibit, subject to the following conditions of approval:
1. The applicant agrees to defend, indemnify, and hold harmless the City of La Quinta
("City"), its agents, officers and employees from any claim, action or proceeding to
attack, set aside, void, or annul the approval of this Modification By Applicant. The City
shall have sole discretion in selecting its defense counsel.
The City shall promptly notify the applicant of any claim, action or proceeding and
shall cooperate fully in the defense.
2. The applicant shall conform to all other corresponding conditions of approval for Site
Development Permit 2010-916.
3. The applicant shall inform the City of La Quinta's Planning division of any subsequent
changes. Additional modifications may require subsequent review and may result in
additional condition(s) of approval.
4. The applicant shall apply for and obtain all necessary building and grading City of La
Quinta permits as required.
5. Plans shall be prepared to the applicable code at the time of submittal for building permit.
Currently the 2022 California Building Codes. On each sheet of submitted Plans, provide
the preparer's name and telephone number and electronic signature and his/her stamp
as prescribed by California Business and Professions Code '5536.

6. This project will require multiple permit application submittals — The bui ing o -new
patio and associated existing building alteration plans shall be submitted under the permit
type: BUILDING PERMIT APPLICATION — COMMERCIAL / The court fencing and
lighting (if being proposed will be type: STRUCTURE OTHER THAN BUILDING).
7. Parking spaces complying with Section 11 B-502 that serve a particular building or facility
shall be located on the shortest accessible route from parking to an entrance complying
with Section 11 B-206.4. The location of the proposed accessible space is approximately
2x the distance from those spaces straight in front of the entry to the building.
8. Requests for installation of traffic calming designs/devices on fire apparatus access roads
shall be submitted and approved by the Office of the Fire Marshal. Ref. CFC 503.4.1
9. Grading Permit Fire Department Review: Submittal to the Office of the Fire Marshal for
Precise Grading Permit will be required.
10. Construction Permits Fire Department Review: Submittal of construction plans to the
Office of the Fire Marshal for development, construction, installation and operational use
permitting will be required. Final fire and life safety conditions will be addressed when the
Office of the Fire Marshal reviews these plans. These conditions will be based on
occupancy, use, California Building Code (CBC), California Fire Code, and related codes,
which are in effect at the time of building plan submittal.
11. *Trellis to remain uncovered: Covering of the Trellis with any fabric or rigid material is not
permitted as it would extend the portions of the "Building Area" of the existing structure.
This extension has not been evaluated for compliance with allowable Height/Story/Area
analysis. It would also impact the required area of fire sprinkler protection.
