1. This is a CMU Building, so that opening
proposed for egress is going to be harder then I
think anticipated. If you're aware of the CMU and
that's going to be the plan, then I'll just need an
engineered design for construction of the
opening.
2. The energy documents for mechanical
compliance still show an "Alteration" scope of
work, I felt we had an understanding with the
energy consultant that the forms would be
revised to show "New". This comes down to the
economizers being model in the report, which
have already been shown on the mechanical
plans, so I think it is just a paperwork item.
3. Air -moving systems supplying air in excess of
2,000 cfm to enclosed spaces shall be equipped
with an automatic shutoff by interrupting the
power source to the air -moving equipment upon
detection of smoke in the main supply air duct.
The mechanical plans show 2,000CFM units with
detection outside the main supply duct, so this
just needs to be reconciled for 1. If they are
necessary (since we're borderline I would say
yes); and 2. Making sure it is in the right location.

G. Air -moving systems supplying air in excess of 2,000 cfm to enclosed spaces shall be equipped with
an automatic shutoff by interrupting the power source to the air -moving equipment upon
detection of smoke in the main supply air duct. When fire -detection or alarm systems are provided
for the building, the duct smoke detectors shall be supervised by such system in accordance with
NFPA 72. CMC 608.1
PC2. Supply airflow rate at each new 5 -ton unit totals 2400 cfm (600 x4); however, mechanical
schedule on Sheet M-2 shows a total of 2,000 cfm. Please revise to make consistent and show
location of duct smoke detector on plans at the supply air duct.
Condensate from air cooling coils and similar air conditioning equipment shall be collected and
discharged to an approved plumbing fixture or disposal area. Please show HVAC condensate line

fuel source, electrical data, weight, and any accessories). Provide mounting details for HVAC
systems and exhaust fans, duct support details, condensate drain details, equipment identifiers,

C. Provide references to pertinent anchor details for any floor- or roof -mounted equipment weighing

Statement of Operations for Jefferson Square
The operations consists of total 13,900sgft.
The space will initially be divided into retail space of some 3000sgft in addition to
HCDA compliment bathrooms for both him and her. Company lunch room as well as
managerial office.
There'll be a retail check out station for payment and immediate facilitation of the
purchase/sale.
The retail space will consist of Furniture and accessories for retail purchase for
immediate pick up.
The reminder of the space will consist of storage rooms, loading dock and back
room, which will primarily house the storage of furniture and accessories for retail
purchase in the retail space.
Inventory levels will fluctuate based on time of year, sales promotions, etc.
We believe an inventory total value on the entire space will be at the $2mill mark
coming and going at all times.
We will follow the usual retail hours of 9AM to 5PM (maybe 6PM) and initially be
open for retail sales 5 days weekly. Business permitted and results driven, we
would naturally like to make the retail space visible and available to all LQ
residents 7-day5 weekly.
We assume about 10 people be be employed for starters in the new retail operation
and will naturally grown will supply and demand from the city of La Quinta
residents as well as all resident of the Coachella Valley.
We will make use of Social media as well as local media outlets for advertising the
retail items sold within Jefferson Square. Local news papers and TV advertising is
our preferred form of advertising.

As per your request, Ward Engineering Group has reviewed the interior partition walls and found them to
be acceptable framed with 2x6 studs @ 24" o.c. anchored with 3" powder actuated fasteners at 5-0" o.c.
Conclusion
It is our opinion that the wall anchorage is in compliance with the 2019 CBC. Should any field conditions
not be consistent with the assumptions of this letter, notify Ward Engineering Group and further
investigation and analysis will be conducted.

The building plans you submitted for the above referenced project have been reviewed by Riverside County
Fire Department - Office of the Fire Marshal personnel and are approved with the following conditions.
Fire Department approval is based upon the 2019 CBC requirements for M & S-1 occupancies. It is
prohibited to use, process or store any materials in the occupancy that would classify it as a Group H
occupancy, without further review and approval.
DEFERRED SUBMITTALS REQUIRED
1) FIRE SPRINKLER SYSTEM - Tenant Improvement plans must be submitted and reference the
installing contractor performing the work. Permit fees will be required.
2) HIGH -PILE & RACK STORAGE — Plans must be submitted to the Fire Department showing the
layout, type of racks and shelving as affected by this occupancy. High -Pile Plans shall include a
Technical Report from a licensed Fire Protection Engineer that identifies the planned commodity storage
arrangements. Permit fees will be required.
PRIOR TO FINAL
1) Approved building address shall be placed in such a position as to be plainly visible and legible from the
street and rear access if applicable. Building address numbers shall be a minimum of 12". All
addressing must be legible and of a contrasting color with the background to be visible from the street at
all hours.
2) Provide keys to the tenant space (all tenants), utility rooms and elevator services for inclusion in the
main building Knox Box. Key(s) shall have durable and legible tags affixed for identification of the
correlating tenant space.
3) Install portable fire extinguishers per Title 19 and the approved plans.
4) Applicable room door(s) shall be posted "ELECTRICAL", "FACP", "FIRE RISER" and "ROOF
ACCESS" on the outside of the door so it is visible and in a contrasting color.
5) A durable sign stating: "THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS
OCCUPIED" shall be placed on or adjacent to the front exit doors. The sign shall be in letters not less
than one inch high on a contrasting background (A <300, B, F, M and S).
6) Illuminated Exit Signage and Egress Illumination placement and functional test will be witnessed by
OFM Fire Inspector at time of final inspection.
7) Fire protection equipment (Sprinkler Systems and Waterflow Monitoring Systems) shall have current
maintenance service tags and be in good operation.
The Fire Department approved plans and conditions letter must be at the job site.
Applicant/installer shall be responsible to contact the Fire Department to schedule inspections. Requests for
inspections are to be made at least 48 hours in advance and may be arranged by calling (760)777-7131.
