Beach, Paramount, Signal Hill, Glendale, and Alhambra just to name a few. We all at CBM

• Financial: CBM, Inc. has been in business for over 8 years and has a combination of
full-time and part-time of 125 employees. Our estimated yearly revenue is over 2.5

Management: The Project Manager, Jesus Velasco with over 27 years of experience in
janitorial, day porter, floor & carpet care, window wash, steam/pressure wash and
parking lot sweeping services, is responsible for planning, coordinating, scheduling of all
CBM work to all facilities. Mr. Velasco also schedules a walk-through inspection of
facilities with a City Official, Manager or Facilities Supervisor to make sure all is within
contract.
• Supervision: The assigned Project Manager constantly inspects all awarded facilities and
instructs his staff of their cleaning duties, proper procedures needed to complete assign
task, the proper method of using cleaning chemicals and equipment to complete all
assigned job. The Area Supervisor constantly trains his staff to better up all services to
minimize service concerns.
• Work Schedule: CBM, Inc. provides all Clients with a clear Daily, Monthly, Quarterly,
Semi -Annually and Annually work schedules and expected start / end times.
• Invoices: CBM, Inc. Uses a universal invoice format. Most invoices have as much
information as possible to avoid any grey area such as assigned Customer's P.O #, Job
Name and address, billing cycle and CBM's Invoice #. All invoices are sent via
electronic mail or by regular US Mail on the I" of each month.
• Work Experience: CBM, Inc. currently provides day porter and janitorial services to a
few municipalities such as Redondo Beach, Glendale, Signal Hill, Laguna Niguel and
Laguna Beach, County of Riverside, City of Wildomar just to name a few. We've always

Staffing and Project Organization
CBM, Inc. Plans to carry out and accomplish all the work to be performed as specified in
the Request for Proposal for the City of La Quints by:
Start up:
- CBM will meet and walk all the facilities to be serviced before contract start up with a
City Official, Building Manager or Building Foreman to go over a plan of work to
complete awarded service.
- CBM employees assigned to the City of La Quints will be introduced to a prior contract
start up.
- A copy of CBM employees' work schedule will be emailed or a hardcopy will be hand
given to our direct contact.
Training:
All CBM employees will be trained for at least 5 days in a row by an experienced
supervisor and will monitor their work closely for a few days until he is sure all
employees know their ins and outs of the buildings.
Jesus Velasco, CBM General Manager, will follow up along with site supervisor upon
work completion.
Responsiveness:
- CBM, has always listened and corrected any deficiencies that have been brought to our
attention by clients in a timely manner.
- We all at CBM take great pride on what we do and will take any necessary steps to
correct any issue brought to our attention.
Coordination:
- The most important part of any contract is the coordination between CBM and the City of
La Quints Official for all aspects of the contract's scope of work.

Response: 37 requests in 2021 ($31,607.80), 41 requests in 2022 ($26,885.00)
Question: What is the current contractor's yearly cost of consumables?
Response: $19,964.64
Please note that most of these requests were for COVID-19 disinfecting at City Hall, Wellness Center,
Public Works Yard, and the Museum. These extra services/cleanings have slowed dramatically in 2023.
