2. Earthwork
A. Foundation Design Values (assumed)

B. The building pad area shall be stripped of all frozen soil, debris, vegetation, and
topsoil. All fill soils and any remaining loose natural soils shall be excavated to
expose suitable natural soils.
C. Proof roll the entire building pad area to locate and remove all soft spots.
Replace with compacted structural fill.
D. Place all footings and slabs on undisturbed natural soil or on properly compacted
structural fill. Contractor shall verify that soil under footings is suitable to
support footings.
E. Structural Fill: Structural fill should consist of well -graded sandy gravels with a
maximum particle size of 3 inches and 5 to 15 percent fines (materials passing
the No. 200 sieve). The liquid limit of fines should not exceed 35 and the
plasticity index should be below 15. All fill soils should be free from topsoils,
highly organic material, frozen soil, and other deleterious materials. Structural fill
should be placed in maximum 8-inch thick loose lifts at a moisture content
within 2 percent of optimum and compacted to at least 95 percent of modified
proctor density (ASTM D1557) under the building and 90 percent under concrete
flatwork.
F. It is the responsibility of the contractor to ensure that the depth of the bottom

3. Concrete and Reinforcement
A. Material Standards
i. Concrete

shall be free from frost and ice.
4. Concrete materials and production methods shall be selected so that
the concrete temperature at delivery complies with the specified
temperature limits.
m. Warm weather concrete shall conform to ACI 305R, ACI 301, ACI 305.1.
1. The maximum concrete temperature at the time of placement is 95°.
2. Concrete materials and production methods shall be selected so that
the concrete temperature at delivery complies with the specified
temperature limits.
3. Handling, placing, protection, and curing procedures shall limit concrete
temperatures or water evaporation that could reduce strength,
serviceability, and durability of the member of structure.
ii. Reinforcing
a. Rebar - ASTM A615 Grade 60 (Fy = 60 ksi)
b. Welded wire - ASTM A1064
c. Adhesives - see note 3.A.v.a below
iii. Anchor Rods/Bolts
a. All anchor rods shall be cast -in -place headed anchor rods. Use of
post -installed (epoxy, adhesive, expansion, screw, etc.) anchors is not
allowed without written permission from MVE or unless specifically noted in
the drawings.
b. Steel column anchor rods/bolts - ASTM F1554 Grade 36 with ASTM A563
heavy hex nuts and hardened washers (unless noted otherwise in the
drawings)
c. Wood framing anchors - ASTM A307 with A36 plate washers
d. Headed stud anchors (HSA) - ASTM A108
e. Deformed bar anchors (DBA) - ASTM A496
f. Adhesive anchors - see note 3.A.v below

Headed anchor rods/bolts must be used where indicated in the details.
k. The symbols A.R./L A.B. as shown in the drawings indicate the center
line of the anchor rod/bolt pattern, not the center line of any individual
anchor rod/bolt.
iv. Grout
a. Grout under steel base plates shall be non -shrink, non-metallic grout
complying with ASTM C1107.
b. Compressive strength (f'c) shall be 5000 p.s.i. at 28 days.
c. Install per manufacturer's recommendations.
v. Adhesives in concrete
a. Typical Adhesives (for use when base material at the time of installation is
between 50*-104° Fahrenheit) - Simpson SET-XP (ICC-ES ESR-2508), Hilti
RE-500V3 (ICC-ES ELC-3814), or Dewalt Pure110+ (ICC-ES ESR-3298)
unless noted otherwise in the drawings.
b. Cold Weather Adhesives (for use when base material at the time of
installation is between 32°-50° Fahrenheit) - Simpson AT-XP (IAPM0 UES
ER-263), Hilti HIT-HY 200 (ICC-ES ELC-3187), or Dewalt AC200+ (ICC-ES
ESR-4027) unless noted otherwise in the drawings. Contact MVE if
planning on using adhesives in temperatures lower than 32° Fahrenheit.
c. ACI 318 adhesive anchors shall be installed in dry concrete. Dry concrete
is defined by ACI as having a minimum age of 21 days at the time of
anchor installation and has not been exposed to water for the preceding
14 days. For installation in concrete that has been exposed to water in the
preceding 14 days or aged less than 21 days, consult MVE and the
adhesive manufacturer.
d. Holes for adhesive anchors shall be drilled with a rotary hammer drill with
a carbide drill bit complying to ANSI B212.15-1994 tolerance requirements.
Holes shall be cleaned and inspected in accordance with the requirements
of the adhesive manufacturer.
e. Installation of adhesive anchors that are to be under sustained tension
loading horizontally or vertically overhead shall be done by a certified
adhesive anchor installer (AAI) as certified through ACI. Proof of current
certification shall be submitted to the engineer for approval prior to
commencement of installation.
B. Detail reinforcing to comply with ACI 315 "Manual of Standard Practice for
Detailing Reinforcing Concrete Structures" and the Concrete Reinforcing Steel
Institute (CRSI) recommendations.
i. Minimum clear concrete cover for reinforcement shall be as follows unless
noted otherwise:
a. Concrete cast directly against and permanently exposed to earth - 3"
b. Concrete exposed to weather or earth:
1. #5 bars or smaller - 12"
2. #6 bars or larger - 2"
c. Concrete not exposed to weather or in contact with the ground - 4"
d. Slabs on grade - as shown in details, 4" min. from top of slabs not
exposed to weather
ii. Lap Splice Lengths with 4" minimum clear cover
a. f'c = 2500-3500 p.s.i.
1. #6 and smaller - 62 bar diameters
2. #7 and larger - 94 bar diameters
b. f'c = 4000 p.s.i. or greater
1. #6 and smaller - 49 bar diameters
2. #7 and larger - 74 bar diameters
iii. Lap Splice Lengths with 12" minimum clear cover
a. f'c = 2500-3500 p.s.i.
1. #6 and smaller - 37 bar diameters

iv. Increase lap splice lengths by 50% where epoxy coated bars are used.
v. Increase lap splice lengths by 30% where more than 12 inches of fresh
concrete is placed below horizontal reinforcing lap splice.
vi. Make all bars continuous around corners or provide corner bars of equal size
and spacing.
vii. Vertical bars in walls, grade beams, and piers to terminate in footings with
ACI standard hooks (12 bar diameters) to within 4" of the bottom of the
footing unless noted otherwise.
viii. Horizontal wall reinforcing shall terminate at the ends of walls with a 90
degree hook plus a 6 bar diameter extension, unless shown otherwise.
ix. Horizontal wall reinforcing shall be continuous through construction and
control joints.
x. Splices in horizontal reinforcement shall be staggered. Splices in two curtains
(where used) shall not occur in the same location.
xi. Use chairs or other support devices as required for proper clearance.
xii. Rebar hairpins shall be centered in slabs and shall be wire tied to the slab
reinforcing (if any). Rebar hairpins shall be continuous through walls and piers;
lap splices in hairpins may only occur in the floor slab unless noted otherwise.
xiii. Unless noted otherwise, openings in walls shall be reinforced with #5 bar on
all sides of the opening. Reinforcing shall extend 24" min. past the edge of
the opening. For one layer of wall reinforcing provide (1) #5 bar around
openings, for two layers provide (2) #5 bars.
C. Control joints in slabs on grade are recommended to control cracking. See plans
for control joint spacing and details.
D. Slabs and grade beams shall not have joints in a horizontal plane. All
reinforcement shall be continuous through all construction joints.
E. Floor slab thickness and reinforcing shown in these drawings are adequate to
support typical uniform loads only. Mountain View Engineering has not designed
the slab for any specific concentrated forces such as those from vehicles,
storage racks, or heavy equipment (unless noted otherwise).
F. Welding of rebar is not allowed unless specifically indicated in the drawings. All
embedments, reinforcing, and dowels shall be securely tied to framework or to
adjacent reinforcing prior to placement of the concrete. Tack welding of rebar
joints in grade beams, walls, or cages is not allowed. Where welding of rebar is
shown in the drawings, all rebar to be welded shall be ASTM A706 Grade 60.
4. Metal Studs, Joists, and Tracks
A. Material: ASTM A653 Grade 33 (Fy = 33 k.s.i.) at 3g" or 6" studs or ASTM
A653 Grade 50 Class 1 or 3 (Fy = 50 k.s.i.) at 8" studs as noted.
B. All products shall be manufactured by a current member of the Steel Stud
Manufacturers Association.
C. Fabrication and construction shall comply with the latest edition of the
American Iron and Steel Institute (AISI), "Specification for the Design of
Cold -Formed Steel Structural Members".
D. Provide all accessories including, but not limited to, tracks, clips, web
stiffeners, anchors, fastening devices, resilient clips, and other accessories
required for a complete and proper installation, and as recommended by the
manufacturer of the steel members used.
E. Fastening of components shall be with self -drilling screws or welding. Screws
or welds shall be as indicated in the drawings. All welds of galvanized steel
shall be touched up with a zinc -rich paint. Wire tying of components shall
not be permitted.
F. Studs shall be plumbed, aligned, and securely attached to flanges of both
upper and lower runners, except that in the case of interior, non -load
bearing walls, studs need not be attached to upper or lower runners.
G. Splices in axial load bearing members other than runner track shall not be
permitted.
H. Provide web stiffeners at all boxed and back-to-back headers above
supports.
J. Installation (Non -load bearing walls)
i. Runners should be securely anchored to the supporting structure as shown
in the drawings.
ii. Jack studs or cripples shall be installed below window sills, above window
and door heads, and elsewhere to furnish supports.
iii. Lateral bracing shall be provided by use of gypsum board and gypsum
sheathing or by horizontal straps or cold -rolled channels. Bracing shall
conform to Section D3 of the AISI Specification.
iv. Provisions for structure vertical movement shall be provided where
indicated on the drawings.
K. Installation (Axial load -bearing)
i. Runners should be securely anchored to the supporting structure as shown
in the drawings.
ii. Complete, uniform and level bearing support shall be provided for the
bottom runner.
iii. Framing of wall openings shall include headers and supporting studs as
indicated on the drawings.
iv. Diagonally braced stud walls, as indicated in the drawings, shall be
provided at locations designated as "shear walls" for frame stability and
lateral load resistance. Additional studs, when necessary shall be
positioned as indicated on the drawings to resist the vertical components.
v. Splices in axially loaded studs shall not be permitted.
L. Installation (Joists)
i. Uniform and level joist bearing shall be provided at foundation walls by
means of shims and/or non -shrink grout.
ii. Joists shall be located directly over bearing studs or a load distribution
member shall be provided at the top of the bearing wall.
iii. Web stiffeners shall be provided at reaction points and/or points of
concentrated loads where indicated on the drawings.
iv. Joist bridging shall be provided where indicated on the drawings.
v. Additional joist shall be provided under parallel partitions when the partition
length exceeds one-half the joist span, also around all floor and roof
openings, which interrupt one or more spanning members unless noted
otherwise.
vi. End blocking shall be provided where joist ends are not otherwise
restrained from rotation.
M. Shear Walls
i. Studs shall be a minimum of 1g" by 32" with a g" return lip. Track shall
be a minimum 14" by 32. Both studs and track shall have a minimum
uncoated thickness of 33 mils (0.84 mm).
ii. Studs shall be doubled (back to back) at shear wall ends.
iii. Fasteners along the edges in shear panels shall placed not less than
in from panel edges.
iv. All shear panel edges shall be fully blocked. Where horizontal strap
blocking is used to provide edge blocking, it shall be a minimum of 11"
wide and of the same material and equal or greater thickness as the
track and studs.
v. Wood Structural Panel Sheathing
a. Wood structural panel sheathing shall comply with DOC PS 1 or PS 2
and shall be manufactured using exterior glue.
b. Wood structural panels shall be attached to steel framing with
flat -head self -drilling tapping screws with a minimum head diameter
of 0.292" (8mm).

c. Where 16 oriented strand board (OSB) is specified, 32" structural 1
plywood sheathing is permitted.
d. Structural panels are permitted to be applied either parallel or
perpendicular to framing.
5. Wood
A. Wood Wall Sheathing:
i. Shear walls shall be sheathed with 16 APA rated oriented strand board (OSB)
sheathing and nailed with #6 screws @ 6" o.c. edge, and @ 12" o.c. field
ii. Sheathing shall extend continuous from floor sill plate to top plate of upper
wall and be nailed per the required edge spacing along the sill plate.
iii. Fasteners shall be placed not less than 2" from the edge of panel and drive
so that their head or crown is flush with the surface of the sheathing.
iv. All horizontal edges shall be blocked with 2" nominal or wider framing.
v. Where panels are applied on both faces of a wall or nail spacing is less than
4" o.c. one of the following must be used:
a. Panel joints shall be offset to fall on different framing members or
b. Framing at panel joints shall be 3" nominal or thicker or
c. Framing at panel joints shall be (2) 2x fastened with (2) 10d nails @ 12"
o.c.
Nails on each side shall be staggered.
vi. Structural panels are permitted to be applied either parallel or perpendicular
to framing.
B. Roof Sheathing
i. Typical roof sheathing shall be 32" OSB fastened with #6 screws @ 6" o.c. on
all edges, and @ 12" o.c. along intermediate framing members.
ii. Wood structural panel sheathing shall comply with DOC PS 1 or PS 2 and shall
be manufactured using exterior glue.
iii. Install sheathing panels with long dimension at right angles to framing with
end joints staggered.
6. Miscellaneous
A. The project specifications are not superseded by the General Structural Notes.
Notes and details on the drawings shall take precedence over General Structural
Notes and typical details. Should any of the detailed instructions shown on the
plans conflict with the General Structural Notes, or with each other, the strictest
provisions shall govern.
B. It is solely the responsibility of each contractor to follow all applicable safety
codes and regulations during all phases of construction. The engineer is not
engaged in, and does not supervise, construction.
C. Erection, Shoring, and Bracing
i. It is the contractor's responsibility to determine erection procedures and
sequence, and to ensure the stability of the building and its component parts
during erection.
ii. It is solely the contractor's responsibility to provide any temporary shoring,
bracing, guys, and tie downs that may be necessary to provide adequate
vertical and lateral support. Such material is not shown on the drawings.
Shoring and bracing shall remain in place until all permanent members are in
place and all final connections are completed, including all roof and floor
attachments.
iii. The building shall not be considered stable until all connections are complete.
iv. The engineer has no expertise in, and takes no responsibility for, construction
means and methods or job site safety during construction. Approval of
submittals made by the contractor which may contain information related to
construction methods or safety issues, or participation in meetings where such
issues might be discussed, shall not be construed as voluntary assumption by
the engineer of any responsibility for safety procedures.
D. Equipment framing loads, openings, and structure in any way related to
mechanical, plumbing, or electrical requirements are shown for bidding purposes
only. The contractor shall coordinate this information with the involved trades
before proceeding with such portion of the work. Excess cost related to variation
in these requirements shall be borne by the appropriate contractor.
E. The contractor shall notify engineer of any variations in dimensions.
F. The engineer is not responsible for any deviations from these plans unless such
changes are authorized in writing by the engineer.
G. The engineer has not performed any design and is not responsible for the
seismic anchorage of any mechanical or electrical components. Seismic
anchorage of mechanical and electrical components shall be determined by the
mechanical or electrical engineer and shall be coordinated with the engineer and
contractor.
