The City of La Quinta has evidence that your property at 51715 Avenida Montezuma is being
operated as a short-term vacation rental, which is regulated by the La Quinta Municipal Code
Section 3.25. This code stipulates that the owner of a property within the city limits may not
advertise, offer, operate, rent or otherwise make available for occupancy or use as a short-term
rental without a business license and an approved permit. No short-term vacation rental use may
occur in the city except in compliance with this chapter. A short-term rental where the owner does
not hold a valid permit is a code violation and is subject to fines. Furthermore, short term vacation
rental permits are under a moratorium that restricts new application to be processed.
You are hereby required to cease advertising and operating the listed property as a short -term
rental immediately. Violation of LQMC 3.25 is subject to a fine of $2,000 for a first offence, per
violation, per Executive Order #9. Each day of violation constitutes a separate violation.
If you feel you have received this letter in error and are NOT operating a short-term rental, please
email us a valid permit or any supporting documentation to vacationlq@laquintaca.gov or call
760-777-7000. Your immediate attention is appreciated.
