*P3a. Description: The one-story single-family residence at 51401 Calle Guatemala was built in the Tract Ranch style. It has a rectilinear
plan and a low-pitched hipped roof with moderate overhanging eaves. The exterior walls are wood frame clad with stucco. The building faces
east from the southwest corner of Calle Guatemala and Calle Cadiz with an asymmetrical façade. The roof features open eaves with exposed
rafters and fascia board, and is clad in asphalt composite shingles. There is an exterior tiered concrete block chimney along the north
elevation. The fenetration at the front elevation consists of tripartite fixed and sliding aluminum framed windows with fixed exterior wooden
shutters and a wooden front door beneath the front eave overhang. The residence has an attached garage on the side under the main roof
with a metal roll-up door. Character defining features of Tract Ranch style homes that can be seen on the subject property include the
rectilinear plan, stucco siding, aluminum framed windows, and an attached garage.

The 51401 Calle Guatemala property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1965. In 1993, property owner Bean Nan obtained a permit to
repair existing leachfield; the work was completed by Econo Sewer (Permit No. 12617). In 2000, Nan obtained a permit to reroof the property;
the work was completed by Steven A. Christie Inc. dba Sunrise Roofing (Permit No. 005-115). In 2000, the property owner, the Glennon Nan
Trustee, obtained a permit to change the air conditioning unit; the work was completed by Poes Air Conditioning & Heating (Permit No.
0006-381). In 2004, property owner WH Chitwood obtained a permit to construct a 76 LF, 6ft high garden wall (Permit No. 0402-312). In 2010,
property owner Evans Holding, LTD obtained a permit to replace windows; the work was completed by Crystal Clear Mirror and Glass (Permit
No. 10-0119). Based on permit history, it appears that the aluminum framed windows at the front elevation were replaced in-kind in 2010.
Aerial photography appears to show that a rear patio cover was also removed between 2009 and 2011 (Google Earth).

The subject property was constructed in 1948.
