*P3a. Description: The one-story single-family residence at 78659 Avenida La Fonda was built in the Tract Ranch style. It has a rectilinear
plan and a low-pitched roof with moderate overhanging eaves. The exterior walls are wood frame clad in board and batten siding. The
building faces north from the south side of Avenida La Fonda with an asymmetrical façade. The roof has open eaves with a fascia board and
exposed rafters, and is clad in asphalt and gravel. The fenetration at the front elevation consists of modern faux multi-pane, sliding vinyl
framed windows and the front door is wood paneled with an upper fan lite. The entrance is located beneath a shallow eave. Character
defining features of Tract Ranch style homes that can be seen on the subject property include asymmetrical façades, wood frame
construction, hipped roof, and a minimal front porch.

The 78659 Avenida La Fonda property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1964. In 1966, property owner John Cornish obtained a permit to
install a sliding glass door; the work was completed by Lamont (Permit No. 144647). In 1967, property owner John Cornish obtained a permit
to add a carport (Permit No. 151821). In 1990, property owner Larry Ford obtained a permit to remodel the kitchen (Permit No. 07528). In
1996, property owners Larry W. and Sonya Ford obtained a permit to replace the existing rock roofing and sheathing, and install a built-up
rock roof, with the work was completed by McNaught's Roofing Repair (Permit No. 9610-005). In 2001, Larry Ford obtained a permit to build
a 190 LF, 6ft high garden wall (Permit No. 0101-246). In 2008, Sonya Ford obtained a permit to hookup the residence to the sewer system,
with the work completed by SoCal Plumbing (Permit No. 08-0332). Aerial photographs appear to indicate that the addition to the east
elevation, originally intended as an attached garage, was added in the early 2000s (Google Earth). The windows at the front elevation have
been replaced since construction, with the installation of vinyl siding glass windows. The pool at the rear of the property was constructed pre-
2002.

The subject property was constructed in 1965.
