The Dune Palms Mobile Estates mobile home park was evaluated in 2018 and received a status code of 6Y "Determined ineligible for NR by
consensus through Section 106 process – Not evaluated for CR or Local Listing" per the California Office of Historic Preservation Built
Environment Resource Directory (BERD). See Continuation Sheet for significance and integrity conclusions.
*B6. Construction History: The subject property was constructed in 1949. In 1960, property owner Esther Anderson obtained a permit
to construct an addition (Permit No. not identified). In 1984, property owner Teressa Ferguson obtained a permit to install a mobile home
within the mobile home park (Permit No. 0849). In 1986, property owner Ruby Jimenez obtained a permit to install a mobile home within the
mobile home park; the work was completed by S&M Mobile Home Services (Permit No. 002477). In 1987, property owner Vern Hedgee
obtained a permit to enclose a room (Permit No. 003212). In 1988, the property owner, La Quinta Associates, obtained a permit to install a
sign; the work was completed by Martin Advertising (Permit No. 04545). In 1996, property owner Henry S. and Naida Chin obtained a
demolition permit; the work was completed by Roncin Construction (Permit No. 9604-049). In 1996, property owner Dean Satterlee obtained
a permit to change out a water heater; the work was completed by Cortez & Associates (Permit No. 9607-007). In 1997, Henry S. and Naida
Chin obtained a permit to rebuild and repair due to fire damage; the work was completed by Roncin Construction Co (Permit No. 9605-
073). In 2003, the property owner, the Dune Palms Mobiles Estates, obtained a permit to build a 10 LF block wall; the work was completed by
Stocker Construction Inc (Permit No. 0304-400). In 2006, the Dune Palms Mobile Estates obtained a permit to reroof; the work was
completed by Petronella Roofing Company (Permit No. 06-0484). According to aerial photographs, the bulk of mobile home construction
occured during the 1960s and 1970s. By the end of the 1970s, the park was completely in-filled with housing units. Since then, no substantial
changes have been made to the overall layout or configuration of the mobile home park. New homes have replaced historic structures over
time, but many historic-era units remain in-place.

The mobile home park is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented
significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey
evaluation.
The property is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the property would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. The property does not retain significant character
defining features of a historic mobile home parks, such as prominent historic signage, intact historic perimeter boundary wall / vegetation, or a
significant proportion of historic-era mobile homes. In addition to a general lack of historic features, Dune Palms Mobile Estates has also been
improved over time with non-historic mobile homes and contemporary-era unit fencing, which have significantly altered the original form and
configuration of the property from the historic period. As a whole, individual lot owners have negatively impacted the historic integrity of specific
lots, and the mobile home park has a whole, with improvements since the period of initial construction.
