*P3a. Description: The one-story single-family residence at 46845 Golden Sands Place was built in the Tract Ranch style with custom
elements. It has a L-shaped plan and moderate-pitched roof with moderate overhanging eaves. The exterior walls are wood frame clad with
stucco and stone veneer, with vertical wood panelling above and below the window openings. The building faces northeast from the south
side of the Golden Sands Place cul-de-sac and features an asymmetrical façade. The primary roof has open eaves with a fascia board, and is
clad in red concrete tiles. The fenetration at the front elevation consists of single-lite sliding aluminum framed windows, aluminum framed
fixed windows, and a double wood-paneled front door with large rectangular lites. The residence features an offset front entry with extended
eave porch. Character defining features of Ranch style homes that can be seen on the subject property include: asymmetrical façades, wood
frame construction, attached garage, a low-pitched roof, aluminum sliding windows, exterior walls clad in a variety of materials, and a
minimal front porch.

The 46845 Golden Sands Place property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1965 by Hadley-Cherry Inc. and designed by L.C. Major and
Associates. Between 1963 and 1965, Hadley-Cherry Inc. constructed 78 homes in what is now the Highland Palms neighborhood. This
development was also known as La Quinta Palms and Shadow Palms.
In 1992, property owner H. Schlotthauer obtained a permit to hookup to sewer system; the work was completed by Econo Sewer (Permit No.
10867). In 1998, property owner Madge Sloughigher obtained a permit to remove existing shake, replace with lightweight concrete tiles, the
work was completed by Roof Tile Specialty (Permit No. 9801-013). In 2013, property owner Migasi obtained a permit to change out HVAC; the
work was completed by Prec. H&A Inc (Permit No. 13-1012). Aerial photography did not offer any additional information regarding changes
to the property over time. It appears that a window on the west side of the front elevation was closed after initial construction, the garage
door was replaced, and a new front door were installed outside the historic period.

Past owners and occupants include: H. Schlotthauer (1966-1992; Desert Sun / Permits), Madge Q. Schlotthauer (1998; Permits), and Migasi (2013;
Permits). Madge Q. Schlotthauer was a member of the Golf Center Republican Women Federated Club.
The home was built in the Tract Ranch style within Highland Palms (La Quinta Palms / Shadow Palms) subdivision, recorded in 1960, and is within the
Highland Palms neighborhood. The subject property was constructed in 1965 by Hadley-Cherry Inc., who built 78 Tract Ranch style homes with
Custom elements between 1963 and 1965 in Highland Palms, also known as La Quinta Palms and Shadow Palms at the time of its opening.
The dwelling is associated with the theme of Residential Development (1934-1970s), being located in one of La Quinta's first subdivisions after the
