*P3a. Description: The one-and-a-half-story single-family residence at 78435 Sand Flower Place was built in the Tract Ranch style with
custom elements. It has a L-shaped plan and a moderate-pitched roof with moderate overhanging eaves. The exterior walls are wood frame
clad with stucco, a stone veneer, and a section of wood paneling. The residence has an offset front entry, slightly recessed beneath the
extended eaves. The building faces north from the south side of the Sand Flower Place cul-de-sac and features an asymmetrical façade. The
roof is clad in red concrete tiles. A square flat roof second-story addition is located above the southeast corner of the building. The primary
roof has a slight open overhang with a fascia board and exposed rafters. The fenetration at the front elevation consists of single-lite sliding
aluminum framed windows and a double wood-paneled front door with oval lites. Character defining features of Ranch style homes that can
be seen on the subject property include: asymmetrical façades, wood frame construction, attached garage, a low-pitched roof, aluminum
sliding windows, and a minimal front porch.

The 78435 Sand Flower Place property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1965 by Hadley-Cherry Inc. and designed by L.C. Major and
Associates. Between 1963 and 1965, Hadley-Cherry Inc. constructed 78 homes in what is now the Highland Palms neighborhood. This
development was also known as La Quinta Palms and Shadow Palms.
In 1986, property owner Robert Pacer obtained a permit to change to 200 amp service panel; the work was completed by Michael T. Linville
Inc (Permit No. 002723). In 1991, property owner Alan R. Pollock obtained a permit to build a 902 sq ft room addition and a 220 sq.ft. garage
addition (Permit No. 9540). In 2007, Pollock obtained a permit to remove the shake roof and replace the roofing with lightweight concrete
tile; the work was completed by Dew Roofing, Inc (Permit No. 07-0115). In 2012, Pollock obtained a permit to convert the carport to a garage
(Permit No. 12-0373). Based on Google Earth street photography, it appears there have not been any changes to the exterior of the residence
since 2012. The rear addition substantially altered the original form of the dwelling.

Past owners and occupants include: Dolly Glum (1970; Desert Sun), Robert Pacer (1986; Permits), and Alan Pollock (1991-Present; Permits). Dolly
Glum was a member of the Coachella Valley Chapter of California Women for Agriculture, president of the Golf Center Republican Women Federated,
and Stanford Club of the Desert member, and vice president of the Palm Springs Civic Theatre group.
The home was built in the Tract Ranch style within Highland Palms (La Quinta Palms / Shadow Palms) subdivision, recorded in 1960, and is within the
Highland Palms neighborhood. The subject property was constructed in 1965 by Hadley-Cherry Inc., who built 78 Tract Ranch style homes with
Custom elements between 1963 and 1965 in Highland Palms, also known as La Quinta Palms and Shadow Palms at the time of its opening.
The dwelling is associated with the theme of Residential Development (1934-1970s), being located in one of La Quinta's first subdivisions after the
