*P3a. Description: The 52355 Avenida Alvarado residence is a one-story single-family home constructed in the Tract Ranch style. The
home has a rectangular plan and the exterior walls are clad in stucco. The roof is hipped with broad overhanging eaves and a front eyebrow
dormer. The residence is partially obscurred by mature vegetation. It has a symetrical facade with two large vertical sliding windows at the
front elevation. Raised window surrounds have been added. The broad side of the house and the main entrance appears to be at the side
(north) elevation. Character defining features of Tract Ranch style homes that can be seen in the subject property include the single-story
form, the low-pitched hipped roof.

The 52355 Avenida Alvarado property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1963. The subject property is first seen in historic aerial images
from 1965. In this aerial, the building has a smaller, square footprint. In 1972, historic aerials show there was an addition constructed at the
south elevation. By 1978, the addition had been expanded further towards the rear of the property. A building plan from 1979 shows that the
residence had an attached garage at the south elevation, which is the addition seen in aerial images from 1972 and 1978. The attached garage
was removed by 2003, based on aerial images. In 1995, property owner Lisa Weite had work done to repair and reroof the residence after
wind damage. Construction included removing the existing roofing down to the original substrate and replacing the substrate that was
damaged, before installing composition shingles (Permit No. 14933). In 2007, property owner Lisa Weite obtained a plumbing permit with
work completed by Hammer Pumping (Permit No. 07-3151). In 2008, property owner Robert F. Weite obtained an electrical permit with work
completed by Mirage Electric (Permit No. 08-1937). In 2014, property owner Lisa Weite obtained a permit to construct a wall / fence with work
completed by Huitron Construction (Permit No. 14-0158). In 2018, property owner Nina Wahl obtained a permit for an HVAC changeout with
work completed by All Day Heating & Cooling Inc. (Permit No. 2018-0034).

Past owners and occupants include: Lisa and Robert Weite (1995-2014; Permits), Nina and Kevin Wahl (2018; Permits). Lisa and Robert Weite owned
the property between 1995 and 2014. Nina and Kevin Wahl owned the property in 2018. They are listed as the current owners.
The home was built in the Tract Ranch style within the Santa Carmelita Unit 1 tract, recorded in 1933, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1963.
While the 52355 Avenida Alvarado property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has had some alterations, it maintains
a moderate level of integrity from the historic period.
